Enough of COVID...what are you doing to the house?

That is some serious drainage issues.

I would go over to home depot and rent some sort of pump to get that out onto the street

I have a pump for the pool and any water that gets in the house.

Right now the ditches I dug are doing a good job. Will go back out in an hour or so to make sure they’re still not clogged up.

I have a siphon going on the pool now. It was full to the brim and I'd rather control where the water comes out. I dont think we got the promised 50mm but it rained really hard for quite a while.
 
I should check my basement when I get home.

I do have 1 spot where water likes to come in .
Where the floor meets the vertical wall. Thankfully it's not finished.
 
Last time I saw a backyard that flooded was when their neighbors had spent the previous summer raising the gardens all along the fence a foot higher. I would be peeking over the fence to see what going on over there.

They put all their leaves by the fence….may need to raise the level there myself and change drainage…

But that’s a project for another time.

Also that ‘what a good idea it’d be to dig trenches and install drainage. Maybe a dry well?’

Got some good mulch at the cottage….but need to make walls for the trailer first so I don’t lose it by the time I pass your house.
You can borrow stake walls if you want. Only have side and front. Rear disappeared in last move. Stake walls and a tarp are what I use for mulch. Pretty heavy for that long a drive though. I would probably buy some closer to home.

Free mulch at the cottage. From 2 decades of needles, branches and leaves.

We have a similar issue. If you dig drains you’re just increasing the flow from your neighbours yards. The real solution is to build up your yard so it’s a foot above theirs and sloped away from your house.

Or..maybe berms would work around the edge of your yard.

I though it was illegal to modify the run off of a property to the detriment of neighbours.

We have a flat lot, clay base and the city's downspout disconnect policy sucks. That said some creative diversions seem to have worked. No trickle of water in the shop. The rest of the house had the full dig and blister sheet program years ago.

On the bright side I cut a pair of holes in the vented aluminum soffit and found they had removed the original plywood. I assume the perforations meet inlet vent code.

Now onto the exit vents. I'll have to look at efficient options or the roof will look like a mushroom farm.

The maxx 301 pagoda looking things flow a lot better than mushrooms. 12×12 flows about 400 cfm (similar to a solar fan in conventional vent but completely passive). I used those for bulk ventilation and then ridge vent in a few places that could trap hot air. Yes, that isnt perfect as maxxvent could draw in through ridges instead of eave but given the configuration, I'm not too concerned.

That's not supposed to happen. Drainage and grading plans have called for each lot to contain and channel its own water to the street or catch basin. If a neighbour has altered their grade, you can ask them to remediate. If they don't, call the city engineering dept, they will make it happen.

Sadly these situations are hard on neighborly relationships.

I agree although I've seen a clearance letter for a subdivision with close to 1000 houses in it.
"Letterhead
The grading is in general conformity with the approved plan.
Signed xxx."

No survey, no levels, just drive around and stamp a letter. I wouldn't be surprised if some had ponding from day one.
