I'll go up there once it warms up. Need to do a general health check up in the attic anyway to see what's happening in there.

Failing a total reno I'd love to make that space some type of storage area, but not sure what the rules are on that. Not living space...but just somewhere to hold additional 'junk'.
Build your iceberg house already before municipality bans them. You could add thousands of square feet without changing the look much. Bonus points if you add a subterranean bike garage and ramp/elevator off the side street.

Awesome thanks, but my HELOC is at 7.5%. And my unsecured is at 6.5%.
How does that make any sense? The less likely the bank can lose, the more they charge? I think mine are all similar rates whether they are secured or not (secured one obviously allows access to a lot more money).

HELOC with MCAP is Prime + 1%

Tangerine sent out an email 'hey you want 30k at prime? Sure! Sign me up! 5min and 30k unsecured.
 
The guy that did our drywall is a gem. Hard working, pleasant, polite, cleans up after himself and honest. Asked him what else he does and have now booked him in to paint the rest of the kitchen then resurface our kitchen cabinets and put a vent in for a hood. Fit a new sink and faucet, and tile a backsplash. It’s going to cost us a fraction of what we thought for a ”new” kitchen as this is all time and labour. Super happy as he had time in the schedule for us too. It’s going to be a few visits with the resurfacing done when it gets warmer so he can finish the doors and cabinets outside.

Our cabinets are solid oak which is why he said to resurface rather than rebuy.

Need to get shopping for a sink, faucets and a kitchen hood. The hood is something I’m not going to cheap out on so it’ll take a bit of work to find out what‘s best.
 
Hmm..open plan kitchen. 30” induction range. Is 1200 CFM overkill for a hood? That is $919 from Costco, 900CFM ones are about 600ish.
I think range hoods are a bit of a farce. I took ours out decades ago and there's never been an issue.

If you can accommodate it, remote fan hoods are awesome. Normally more flow with less noise. That's what will go in my house once I find one at a price I like.

1200 cfm would need makeup air. Code is makeup air over 400 cfm. Now, you could avoid top speed most of the time. Be careful if you have any drafted appliances (non power vent hot water, fireplace, etc) as they will be flowing backwards. May even happen with 600 cfm. Stove mua is a pain in the ass as ideally you have a grid heater to temper the outdoor air. Heater is something like 5 kw IIRC.
 
Given the scope of either of those projects, I'd probably go with A. Avoids the square peg round hole problem, may be faster (less time living in a camper in the driveway) and house will be worth far more when done. Even subdivision houses these days are often putting an ensuite (or jack and jill) and wic in every bedroom. Hard to retrofit that kind of stupidity. Buyers pay a premium for more bathrooms to clean.
A friend had a modest bungalow in a nice area but fun in the bedroom resulted in needing more bedrooms so he topped it.

It looked really nice from the curb and the upper levels were good.

Go in the basement and you knew it was a 60 year old house.
 
It's all about moderation. I know plenty of people that cry how poor they are, yet go on 3 vacations per year and drive new cars every few years.

Then dig further and they're running the LOC like a bank account and just pay the minimum monthly.

Hey, if it works for them...why not? Have at it. You're going to die eventually may as well enjoy your time off.

I can't live like that, was always taught to save save save. Still difficult to get out of that mindset. I'd be MUCH better off if I had played the game that the LOC crowd played. Maybe...
There are many types of spenders. Some play the fake it til you make it game, hoping to latch onto the rich crowd.

Some research their gambles, accepting their wins and loses.

Some spend til they drop, go bankrupt and start all over again.

Some feel, possibly realistically, they'll never have anything of substance so why try?

Some just feel they deserve everything and the world doesn't recognize their importance.

Buddy is in Poland and their walls are solid concrete walls. None of this drywall business.
Because it's a terrible idea for a house? No easy way to run electrical. Would burn fast and toxic in a fire. Insulation value can't be great with that many perpendicular penetrations.. Could be an ok solution for a garage/out building but I wouldn't sleep in that.
 
I need a glue that expands and foams up to take up space. I remember the old PL used to do that, but as newer versions of it came out, each promised less foaming. What kind of glue that comes in a cartridge expands the most?
 
What are you trying the adhere ? Spray foam sticks like poo on a wool blanket , but the tenacity may lack. What’s the application?
