Enough of COVID...what are you doing to the house?

A CNC mill does a couple of things like cutting grooves in MDF to make a door look like it was assembled. That can just as easily be done manually but if you have a lot to make, it's boring. CNC reduces the boredom.

However CNC can carve curved shapes that would be very difficult to do manually. Three axis is even better.

I don't see production stuff in my future but weird parts maybe.
A hobby machine can do dollhouse doors.

You need a really big machine to do cabinet doors -- it would be impossible to justify the cost unless you're going into business with the machine.

If I was doing fake panelled doors, I would farm it out to JohnnyP. He has a factory full of machines to bang them out.

Hobby NC is more dollhouses, bike logos, belt buckles, switch plates etc. Slow as hell if you are doing much material removal and/or metal but will finish a small part eventually. If someone is feeling bored and flush with cash you can convert a proper manual mill to NC. It's not cheap and it's a lot of work. Many garage mills that are old and sloppy wouldn't do well unless they had a lot of love first as NC is much less forgiving to slop/backlash.

So if your property tax goes up 7% and we have market value assessment and your property value drops 10% are your new taxes lower?

No. Toronto needs x dollars. Mill rate times value of property in the city equals x. If value of property in city goes up, mill rate should drop to compensate (and vice versa). In this case, Toronto needs a bigger x, expect a bigger bill. For a few people whose properties increased more or less relative to the average you could see a change. If average toronto property dropped by 10% but your freehold townhouse went up by 30% due to a nearby transit line opening, expect to pay a lot more. Conversely, if your house backed onto a park and now an above ground transit line will be there but no nearby stops, expect a tax cut as your value has been beaten down.

While I'd like the capability I don't have a use for a lot of the stuff I could theoretically turn out. At some point all of your friends already have one of your salad bowls.

Side gigs could be interesting but if you have to hang around for hours to pull out a part that you get five bucks for, is it worth it.

I was being somewhat tongue in cheek. Heads they win, tails you lose.

For a lot of home owners this is going to be the perfect storm of COLA, tax increase, mortgage increase and property value decline. Any toy sales yet?

It sucks when you sell a toy and it barely covers your increased expenses for a year.

Property value decline for the vast majority of people is only paper. Sure it feels bad to take a kick in the net worth nuts but unless you bought in the last two years it changes almost nothing. If you recently bought it can affect your mobility (and a potential huge kick in the net worth nuts if expenses force you to sell).

COLA, tax, mortgage interest all put a hurting on cash flow and could be a big problem.

I have talked to more than a few people lately that in one breath say they have no money but in the next sentence talk about their upcoming vacation and new car shopping. wtf. One lady was saying that her child was being made fun of in school as they could not read at all in grade 2 and were being made fun of but they couldn't afford a tutor. Next week, they were headed down south for a vacation. Asshat. Kids first. Another one drives a 10 yo honda. You've got another 10 years in that one. If you want to flip every 7-10 hears, don't pay the honda/toyota premium.

This whole need/deserve movement is at the root of much of our current pain. Nobody needs or deserves a vacation or new car. Almost everybody wants those things. The majority seem to have entirely lost the plot on that distinction.

But you have the cashflow to make it happen. Letting your kid fall further behind while you get drunk on a beach isn't cool in my book.

3. Added garage to the front of the house

3. That was the colour of the brick / house before (very similar to ours)

Specimen #3 seems like the least amount of work that was done to the house from the original exterior.

If I was replicated Specimen 1, the new garage would probably be two storey. Ideally living space above garage (master ensuite/wic? with addition as master bed and old garage as new extra living space?) but if setbacks don't allow that, a tall garage for lifts/loft storage. You can double your volumetric space for not much money. If I was building a garage now, I wouldn't use 8' wide doors either. Use 9' or more. 8' is too damn tight for modern (read huge) vehicles. My wifes mirrors clear by a couple inches. That's too tight for her when backing in.

I'm fortunate that my lot is a corner lot, so setbacks shouldn't be an issue away from my 1 neighbour.

Lot also allows us to go forward, rearward, or up.

Unfortunately...money.

Looks like I was wrong on #1...the only thing they did is raise the floor like we want to do in 2009. The rest was the same back to 2007.

EDIT: Maybe the City came by and told him to take it down...as I'm sure he didn't have a permit.

I flew Sunwing last year to Panama. It was painless and I’d do it again…however, Sunwing to Mexico or Dominican is another matter. That just seems to be a long string of horror stories. The destination Sunwing uses in Panama is fantastically placed for all sorts of holidays, mountain/beach/both.
