Enough of COVID...what are you doing to the house?

Noticed the cage at my local HD the other day too. Guess with the price of it, theives risk vs reward analysis means its worth stealing.
Wander over to the Hardware section, you will find all power tools are now caged too. If they arent, they soon will be. The store near me just caged everything. I cant say I blame them. But now the problem will be finding someone to open the cages.

Hell, lots of people just grabbing and running. Pick up some recruits off the street and send them shopping. If they make it back to the car, give them a bottle and drop them off. If they get caught, there are lots more recruits available and the one that was caught often makes an unreliable witness.

If someone is crooked they'll likely get away with it. Walk past the cash with a bunch of batteries and keep on going. Few employees are going to get physical and probably have been told not to. Two minutes later you're out of the parking lot with a dirty licence plate. Pull down the hoodie and off with sunglasses.

Sickening IMO but what do you do? Unlike the USA armed security guards aren't cool here.

Add to the fact that the crime will most likely be reported, but never actually followed up on...

I wanna do a whole basement reno. To go from what some previous owner person had as a basement apartment (next to a loud furnace!?) to something more open for the family (so from 2 small,medium rooms to one big room)

In the the bathroom we also want to uproot the tub and change it to a shower (or maybe a steam shower!?) get a smaller vanity so its not as cramped.

Then we looked at the possible cost of it, comparing with some of our neighbours who recently did it.
Then we looked at the lending rates for HELOC.

i think i might keep my basement slightly unfinished for a while 😕🙆‍♂️

My buddy is buying the majority of his construction materials off Facebook Marketplace and Kijiji nowadays.

Drywall - $5/sheet down to $0/sheet because of some black spots. Turns out it's all moldy so he ended up paying to dump it.
Drywall - $7/sheet somewhere else for 50 sheets. He's going to pick up this weekend
Plywood - $30/sheet (same as the $7/sheet for drywall guy)
Electrical - on / off with smaller pieces for 50% or more discounted from retail
BATT insulation - off a contractor that overbought...50% off retail price

I'm sure some of it is stolen...but he doesn't care, and honestly not sure I would too at this stage. Ignorance is bliss, and it's some more running around...but big savings if you're willing to work for them.
 
The reasons why i'd want some "pros" handling it
- there's a support beam somewhere that i dont want to mess up in the teardown
- i want it done "fast"
- the drain and piping in the bathroom has to be moved
- my father in law does awesome work but it also takes forever, which is to be expected for free-ish labour and there's always a contention spot (ie. one of my stairs has an extra inch drop and it CREAKS like nobody's business)

Once again it comes down to the triangle of

Speed
Price
Quality

I probably wouldnt put a steam shower in the basement. They are expensive and it would likely only get used a couple times. Shelling out the money for one in your ensuite makes far more sense to me. I'd probably buy one of the glass shower units from costco. They look ok and arent terrible.

Make sure that your plan allows you to get the furnace/water heater to the stairs easily. Many people build them in and changeouts take far too much work (eg need to pull washer/dryer/furnace to change water heater).

If you are contracting out basements the number gets close to six figures quickly. If you are doing it yourself, your plan isnt too expensive. FWIW, I like suspended tile ceilings in basement so there is still access to the floor joists. My current house has california knockdown which looks better but is a nightmare if you need to run anything after. Similarly, I like the floor to have dimple board/plywood/finished floor so the concrete can breathe and if there is a trickle, it can make it to the drain easily. You can buy drycore or I have made it myself from rolls of foundation dimple matt and plywood held down with concrete pins.

The beam shouldnt be too big an issue. Normally, basements have a few columns for the beam and no load bearing walls. The downside is there is a good chance there is a column in the bedroom wall and your big room is going to have a column in the middle of the space.

Yeah that's exactly where the beam is. Or at least that's what i've seen in other neighbours' basements.

The water heater/furnace would be easily accessible from the basement parking entrance (at the bottom of the stairs..my design kinda sucked as i did it in 5 minutes) but making enough space for the changeout is someething to keep in mind. Just replaced the furnace last year so hopefully i'm good for a bit.

Steam shower is because i can't afford a sauna LOL.
After each swim (when i go workout at the pool for a few months of the year) i use the sauna.
I workout from home 3-4 times per week if not more during triathlon season, so it would get a lot of use in the next 5 years for sure. I also run outside all winter. Maybe i'll try to see if i can plan doing work with the in-laws for the framing/drywalling/mudding, etc. But the thing is, it's more of a hobby for them. So it would get drawn out a lot
I could contract out the bathroom work for the plumbing.

My cousin just did his basement in a side-split. He did a lot. But did have a plumber, electrical, drywaller, mudder, come in.

Put in new electric lines, new bathroom, stairs, etc....around 70-80k.

Damn. Building things has gotten crazy. I guess when fancy garden sheds are now 50-100K+ (about $500/sq ft), getting a basement done for 70-80 seems reasonable.

Yeah whereas with family, i can get framing, drywalling, mudding and electrical done by them. It's truly the plumbing that's the "issue" here.
And for the material i didnt know about marketplace having ads...but we did have a decently priced provider we'd found in mississauga. So i might need to sit down and figure that one out.

I am assuming you aren't planning on breaking up the slab. Shower for tub swap isn't a big deal. Laundry in old kitchen can be slightly more complicated but doesn't have to be. My parents have washer dishcharge into laundry tub. That has some advantages and disadvantages. No idea about code on that one. If it's allowed, that makes laundry plumbing super simple. I would probably install a trapped discharge stack as people expect modern laundry rooms to be strangely pretty.

The plumbing was fairly easy:

‘Need to get plumbing for this that and the other’
‘Ok here are the lines and equipment I’ll need. And this is the location. I don’t buy the equipment or dig the trenches. You can do that. I’ll just install it.’

Just contractors taking advantage of the situation and hopping on the inflation, pricing going up bandwagon.
My parents bought one of those sheds recently and my mom told me it cost her $500 for them to set it up for her. 🤷‍♂️
 
Frak...now I'm thinking of how to do my basement...it could very easily be a 1 bedroom apartment if I install a bathroom. Kitchen would be more difficult.

Should've bought a bigger house.
