Those 499 and 649 prices seem to be teasers to give people hope. They are often selling for hundreds more. Hopefully, being 2 bedroom will help somebody get a place to live though.

Toronto passed the affordable housing plan. Seems to be some very obviously loopholes. It only applies to a condo with 100 or more units. For multiple tower developments, split them up as separate condos and you can probably get below the threshold and avoid 10% affordable units. The existing affordable framework has the developer retaining ownership of the affordable units and must keep them as affordable units for xx years and then they are free to do as they wish with them. If that carries through, none of these will be sold at the ridiculous prices they set. Affordable units will be rentals and converted into a windfall when the clock runs out.

I’m into watches. Great hobby as in it takes a fair bit of $ to get into but if you buy smart and take care of the ones you have it’s becomes a place to park money. I have owned over 30 watches in the last 10 years. I maintain 6-7 pieces at a time.

I can reliably get better return in the market than in watches. Watch return is tax free though (wink wink nudge nudge cough). I like wearing what I have. I buy them for me and sell very few. Of the ones I have, very few are in perfect condition as i have no interest in trailer queens. As an investment, it makes sense for them to live in a safe, bumping one could easily cost a lot of money.

Oh I don't kid myself thinking they are an investment. My point is that the cost to enjoy them isn't crazy once you know what your doing. I've never bought new and only buy at good discounts. There is a very active watch community and I can buy or trade at anytime.
Same as good camera gear. You tie up a lot of money so there is a lost opportunity cost but the dollars per year lost to depreciation is much lower than with consumer gear. I bought a nice lens for a trip 15 years ago with plans to sell it upon my return but the pictures it took were too spectacular. Still have it. Havent checked market value recently but I can probably get back 70% of my money or better.

Into that as well. Your comment is more true with lenses than bodies. Bodies come and go. Certain rangefinders will hold value but Nikon, canon and the like, become obsolete and their value plummets in short time.
The upside is a decent body will last a long time. I have no need to be at the leading edge of bodies.

Totally agree. Owned canon 5D, 5DII and 5D3. I'm done changing now. The 3 if perfect for me.
Here is my team Omega, not a great photo as the lighting in the house sucks until Hydro cuts me over to my new service. Vintage Constellation (1969), two vintage regular Seamasters (70s from memory), Seamaster Pro on a NATO (fairly current but I have had it for a long time), Speemaster Pro (1986 by the SN), Seamaster Cosmic. I would have to find all my notes, I know (recorded) the year for each one by the SN.
The Cosmic is kinda cool as the case is solid and you access the movement etc. by the front (removing the crystal...). For the two regular Seamasters and the Constellation I managed to get NOS bracelets for them. The Cosmic is on a generic one. I bought them all used...back when I was mostly single of course....
As an "investment", well it is not a good idea but to be fair, all will sell today for between three and five times what I paid (including service, replacement bracelets etc.) for them, easily.
edit, a good example of my collecting style, nothing huge money, low on the bling, vintage, cool, retro and checked boxes. As can be seen by the marks, I wear them, not worship them....

I'll own a new (brand new) speedmatic thursday am and i'm pretty happy, i have planet ocean seamaster I love, and a tudor black bay which is a very nice watch .
I could easily cough up 12-15k on a submariner , but the black bay is the same watch inside....
I really like Rotary ( small brand) and Squale, sentimental reasons . I think they will appreciate, but if they dont I'll enjoy them

None of my watches are true investments , I do not own a Paul Newman Rolex Daytona, but I can get back most of what i spent and its more fun to wear a watch than look at a 5yr debenture certificate.
as an aside, Paul Newman's personal, Paul Newman Rolex Daytona sold at auction for just over 7 million US. It had been gifted to a guy his daughter was dating, the guy returned it to the family and it was sold with the bulk of funds going to a charity. Thats a cool story

Id rather own an affordable cool watch that gets worn than a grail watch that never leaves the box. If your your lifestyle and/or budget let's you wear grail watches, all the power to you. Mine doesnt.
Very cool, I also have a pile of Russian/Soviet watches in the collection, all mechanical. Most show the Soviet manufacturing philosophy. They all run pretty solid and are pretty "loud" which is cool. Some Poljot 3133 mechanical chronos (sort of a Soviet answer to Breitling), a couple Raketas and a bunch of vintage Soviet era mostly military watches, 24 hour dial, Spetsnaz UDT, etc.
The Poljots get a lot of wear, I really wanted a Breitling Navitimer in the collection....I picked up a Poljot to bridge me until I bought one, never did buy a Breitling but I bought more Poljots.... The 3133 movement is based on the Swiss Valjoux 7734

Friend just bought a Vostok , he bought a really deluxe one for $125. Crazy good value and a really fun tool.
I'm not wearing a 9k watch to change the snowtires. It is one of those sliding scales of reality, buddy wears a 16grand rolex everyday, grinding fiberglass whatever, thats just dumb. My watches are tools and i use them accordingly , a hammer is a hammer, you dont use the $300 fluke meter to hammer in tacks .
