COVID and the housing market

Just read that now, surprised it doesn't happen more often to be honest. Seems like easy pickings for criminals..
Unless it's simple fraud. I doubt it, but it's always a possibility.

I mean...I drive my Picassos and Rolexes inside the Volt all the time.

One 80K watch I understand but multiple watches in your vehicle each worth a significant amount of money is either stupid or dodgy. Insurance scam or an idiot?

I doubt this is the case but.... Sort of a watch collector show and shine....

I used to meet up with fellow serious collectors once every couple of months for dinner. The entire location was reserved and it was invite only and strictly invite regulated but no real "security". Guys would show up with multiple watches to show off, in some cases easy five to six figure value brought by individuals in a case and multiple people did that. Nevermind just one watch costing that. I, like some of the others, would just wear something cool from the collection and not bring multiples, seemed totally crazy and risky to me. Sometimes it was just a friendly GTG, sometimes it was fully sponsored by one of the brands, maybe a release party... regardless there was always a bunch of related swag (bands, tools, winders, display cases, whatever). Also, good business connections to be had.

I got too busy with kids and other life stuff and fell off the invite list, too bad, as I want to get back in now....
 
The municipalities could have an effect on the market if they sent an inspectors to flipped homes. Can I see your permit?
Maybe that’s why my neighbours are always spooked…oh wait no…I’ve got a few neighbours that immediately call the city when they don’t like to look of something.

I’d have larger windows already in my house, but I need to do some permit drawings.

Red tagging house flips (where they deserve it) would be amazing. The vast majority will have pictures of the before condition, they just have to look for an added pot light (I think all flips add potlights) and then drop the hammer for no electrical permit/inspection. Make them tear out drywall so the wiring can be inspected (and lets be honest, the vast majority would fail). They don't need to hit them all, just enough that flippers can't risk crappy work as it destroys their business model.

ESA has investigation as well as inspection. A contractor did a favour for a friend and put in a light fixture in a new business, no permit.

ESA investigation simply checks licences for new businesses and drops by, asking if anything electrical was changed. Gotcha.

I would prefer a more formalized process. Easy enough for someone to mine MLS listings and flag dwellings that relist quickly (especially if they mention renovations) and inspect a bunch of them. It could be ESA or municipal. Municipal has the advantage of being able to flag issues with multiple parts of code. ESA is obviously limited to electrical issues only.
 
Exterior changes are also easy to see via google now.... plus re-listings a short period apart in general, hire some university students to mine and review the data/permits and then send out inspectors to take a looksee at the shortlist. Pay for it with fines.

Likely won't get there in time to ding the seller but the buyer may get hit. Real estate guys will soon start doing permit searches before showing....
 
Interesting. I like the basics of this proposal but think it has some major problems.

I suspect most of the affordable units will get scooped up by people playing a game (eg students or people working substantially off the books) and then flipped at market rate. Lottery win for the few, not much help for affordable housing. If the policy requires them to be affordable in perpetuity, how does that work as an asset/investment for those that bought them?

I suspect most will be tiny 3 beds as that makes the most money/sq ft. If I need an affordable place to live, do I care if I have a couple extra 60 sq ft bedrooms (unless i am renting them out)?

I have not been to , but have aquaintances that used to go precovid to NY for watch shows. You can have a fairly rediculous amount of money on one wrist. Rolex Daytona can easily run 50-80k , and your not yet into really pricey watches.

I understand they vet the guests reasonably , my guess nobody in that room will lift your watch, just help you into a venture capital investement and leave with your 80K that way.
But sir...... where are all the customers yachts?? ..... quiet son.....

Very expensive watches just get passed around.... almost surreal.

It was a good crowd that had as much or more respect for unique and classic Swiss vs top dollar blinged out. No private selling at the event but I am sure deals were made afterwards.
 
we'll have to have a beer someday and plan a GTA watch meet, there was a watch thread on here at one point, some guys had interesting stuff.

I'm in the middle of aquiring an Omega speedmaster , hesalite, full size . Which I need like a hole in my head ( so wife says) , but it will be a nice thing for the kids to sell at my estate sale.

I know I don't know enough to be spending that much on a watch from a random person on Kijiji. I have a reasonable understanding but if it is a frankenwatch with assembled pieces, I don't trust myself to catch it.

I'd never buy it off kijiji without knowing wtf I'm doing. Hell even a watch shop could rip you off...but less likely I guess.
 
Craziness continues in some markets. A normal subdivision house in stouffville (2 car garage, 2500-3000 sq ft) last last sold for 570 in 2011. It just sold for 1.6M (listed at 1.4, multiple offers).
 
rolex fakes have gotten so good you really need to take it to a certified dealer and have it opened up. Omega not as bad, but getting very close.

@mimicopolak , that is exactly the same watch Im picking up thursday (not kijiji lol) , they redesigned the band for 2022 and I think the 2020-21 is better looking. It come with a small tool to change straps so totally makes economic sense.
