buying a house

Go at night with a sledgehammer, knock it loose and into little pieces. It hasnt fully cured yet, and its a fairly thin wall so shouldnt be a problem.

They will have no choice but to fix it properly. :)

Problem is, if someone sees you or you get caught they wont believe you that it was already cracked to begin with and you'll end up out of pocket.
 
SO I went to see the model home and other houses that are the same elevation, the broken piece will have stone over it meaning that they will have to patch it in order to put the stone on top so I fell better about that.

My main concern was water filtration into the house, I was also worried that they would not fix it and put dry wall on top, but that spot will be directly inside my cold cellar so there will be no insulation or dry wall on top, so I decided instead of jumping the gun, I am saving my leverage for later when I may need it for something bigger, I am instead going to wait until the first walk through and bring it up at that time with all the pictures I took and show them the spot, it will be a fun conversation for me to have.
 
Dude, just be nice to the super and ask politely about it.

I'm not seeing that conversation as fun at all, I think I'd ask the site super about it sooner than later, once its stone on top and finished out that would be a bugger to fix. I'd worry about water infiltration myself there.

My thoughts as well. Nip it in the bud - fix it now, or fix it with a house on top - seems an easy choice.
 
Technically, its not "his house" until closing day.

So, its really a bad idea to visit job sites, unless permission is granted, or you are escorted by the site super. Do you have proper insurance? Safety foot wear? Hard hat? What happens if a 2x4 comes crashing down and smacking you in the head? Or you trip and fall into the basement?

Edit: I have sent a very nice email to the site customer care manager, we will see what the response is

I am just trying to be respectful of peoples work and not be "that guy" but we are talking about a good chunk of change here

Nothing wrong with bringing the guy a timmies and telling him if he'd noticed the crack and how he wants to approach fixing it.
 
So I got an email this morning from the Decor center letting me know she has forward my email to the appropriate people.

About an hr ago I received a call from the site manager (went to voice mail), he said that it is a small issue but that they are addressing it and not to worry as they will take care of it


Curious to know why did it take a call from me for them to fix it but all I care is for it to be fixed.

Once again, even with this minor incident, I am pretty happy with their customer service
 
Ensure they fix it properly, and not inject the resin into the concrete like they are known to do.

I had a crack in my foundation after move in, and thats how they repaired it. The home inspector said its a great way to fix it, and will never leak. Id rather take care of it now, than later on.

Going back there this weekend to check it out

Site manager just called me again and we had a good chat, he is not sure of the reasons why this happened, he seems to think that it got hit by some kind of machinery, however he is going to take care of it and assured me that there will not be any water filtration issues

He also said to please call him anytime with any issue I may have, nice to know.

We're looking at buying in the Whitby/Brooklin area. We've seen a lot of homes come up for sale recently in the Brooklin area so we took a ride up Tuesday evening. Didn't realize the ramp bridge for the 407 was going in so close to the houses on its east side. No wonder many of those people are moving away. Great if you need the 407 but if you don't I'm sure many of those homes have taken a price hit as I'm seeing them stay on the market for a while. Not sure where exactly you're building but I hope this doesn't affect you.

I am about 5 min away from where that bridge will be. Actually for what I have heard, it's the complete opposite, one of the reasons people stay closer to "the city" is to minimize on the commute, having the 407 so close to Brooklin would increase the demand for those homes since they now have an easy way to get to and from work. I work downtown and my fiance works on the west end, we would have never moved there is it wasn't for the 407, as the commute with the traffic would have been just impossible.

Residents of many communities in the surrounding areas are fighting to get the 407 extended even further, all the way to the 115, if their homes were going to depreciate from that, i don't think they would be fighting for it.
 
There is a big culture difference between Shitby and Brooklin.

Maybe ppl are moving out of Whitby, but def not the case for Brooklin.

Brooklin = milf and wife swapping capital of Durham;)

And just remember, if you put a star on the exterior of your home means your a swinger.

As for the 407 coming in, Brooklin has become a hot spot to move into.
If that scares you than you can go to the east side of Brooklin away from the 407.

LOL, I was looking for those stars and so far haven't seen none, someone else told me that as well.

The rumour that is true is there are alot of police officers that live there
 
The stars are placed on the exterior of the house. Normally you cant miss them ..

And yes brooklin has a huge percentage of residents that are police, fire or ambulance.

And Brooklin is part of whitby .. sorta.
