Judging by the fb comments, a lot of his business was ted special safeties. If the new owner doesn't want to continue that tradition, that is a big revenue hit and therefore affects the value. I know the 200k doesn't include the building. That doesn't mean ted doesn't own the building. They said a lease at favorable terms was available. That could be smoke up your ass, ted willing to lease at a decent price or a third party landlord that is willing to lease at a decent price.
Price would probably be an order of magnitude higher with the land. If someone pays well over 1M for the land, the chance of a budget friendly bikeshop being the tenant is low imo.Yeah no. No building, no sale.

I agree 100% just based on what I have rad in this post alone, I would not touch something like this.As it should be.
My point is; small shop, clientele used to whimsical safeties and 15 minute tire changes is not the basket i want to put my eggs in. At least with the land I could go a different route if I had to.
