COVID and the housing market

Great article. If the news can dig up that much info imagine how much the government could pull on him and his companies but have been to lazy to so far. Gotta love they can skirt around all these taxes and laws prohibiting these transactions yet my aunt's estate had to pay over 3/4 of a million in taxes last year for properties and pension she worked her whole life in Canada for and the government comes with their hands out that they are owed that money for doing nothing. Really hurts when a sum that big is taken from an estate.
It's easier and more politically palatable to take from people with enough money that grabbing it is profitable but not enough money that they can afford to put up a substantial fight (or cease max allowable donations). Politicians are all crooks but I am considering donating as that seems to help your cause if you ever want something. Amazing return on investment if you have a question to ask.

Interesting...I wonder what's an amount that can get you some recognition / clout from the party...

Who wants to live like @Hardwrkr13 ? 1816 Nursery Road Springwater has two three-car garages and 132 acres with dirtbike trails. All yours for ~4M. Across the street is an abandoned water park.

Looks like ~180 spots, all empty except for a few abandoned units. If they could be made year round it could bring in serious coin. The chances of it being anything but seasonal is zero, minus cost of trying. Infrastructure upgrade costs and local opposition would kill it.

There is a long history of shadiness around that water park. On the upside, the current owner of the property for sale across the street seems to have made a lot of trails to rip around on.

It’s everywhere, some crap townhouse about 1 km away from here was listed 899 which is fair , up from 759 last yr , sold for 1.2 in two days . Nothing makes sense

Single biggest contributing factor to my mental health, or lack thereof, is the housing crisis and everything else that's wrong with this Canada's economic approach......
The wife and I were talking about house prices earlier. House prices have tripled in ratio to wages since we bought forty years ago. Most people want stability, a piece of real estate, steady job, predictable future. Instead housing is beyond reach, jobs are contract and free trade agreements limit predictability.

I wonder what would happen to house prices if the 20-25% of foreign buyers were blocked. The developers would be upset over the profit loss. Home owners would lose their millionaire status. The feeding frenzy would slow down.

I would lose hundreds of thousands of dollars on paper but it wouldn't change my lifestyle a bit.

Have you considered just STOPPING looking and stressing about a house? Literally just STOP it. [EDIT: I see my comment may seem harsh, it's not meant to be...but I know through here that you're continually looking for more. Better housing, better job, better money, everything for better. Which is fine on it's own, but not when it consumes every waking moment of your life. It's not healthy. Stress is a MAJOR contributor to future health, be careful. Doctors told me a big part of gallstones is that they don't know what truly causes them, but a large component is stress.]

I know a few people your age that I work with, and they have all literally said 'eff it...I'm done'. They found rentals that are ideally steady, and are living it up like champs. Fair enough jobs for both husband and wife, and now I'm seeing they're no longer scrounging for dollars at a down payment they're going to cottages, buying toys, and just enjoying life.

They literally GAVE up their dream of home ownership, and are happier for it (for now anyway).

Anyone here really good at cutting wood?

I need someone who can cut wood pieces at certain angles to build a ramp up some steps to store my motorcycle in the backyard.

The owner got a little upset I put my summer tires in their garage today so I am not risking leaving my bike there .

Pm me !

Losers. Obviously still more concerned with JT than Canadians. First jump should have been 0.5% to chill things.
I've still got some cash reserves for when the toys start going on sale.

EDIT: The only people to feel this will be the worse off, and those that way OVER EXTENDED themselves. I have zero sympathy for the latter.

Whatcha need? I see you edited your comment. Garage space is RARELY offered to tenants. I know my cousins have a 3 plex with a 2 car garage. They lock that mofo down from the tenants. Same for me when I built a motorcycle shed at my investment property 'when do we get the keys?' ... 'you don't'.

Had 6 tenants and they all wanted the shed...how could I be fair by offering it to only 1? Bidding?

You don't need to be good to do that. Measurements, a square, a straight edge and a handsaw and you are done. You don't even need all of those pieces if you use more braining.

The ink wasn't dry on the deed when I bought my 1400 SF industrial unit and "Can you store my boat? I'll give you $50.00". Sorry insurance risk.

Exactly. I had one tenant (and I loved him as he was great) was literally waiting beside me as I put up the finishing touch on the shed.

'hey what's up? something wrong?'
'no no..just seeing this nice shed and wondering when I can get a key?'
'what? why?'
'for my stuff'
'uhm....this is for building materials (and motorcycle) as I ran out of space when I get all the tenants the different storage spot right there'
'but we filled it up'
'and?'
'need more space'
'ok....I need to go'
