COVID and the housing market

For anyone looking for a job/property in a town/city/region you're not familiar with, I'd highly recommend taking a week or two off work and going there to get my bearings. MUCH cheaper to rent a hotel for a week and a flight then going, changing your mind, and returning back home.

Nothing worse then upending your entire life only to find out you hate it. Sure...you got affordable housing...but you don't know where you are or what the neighbourhoods are like.

Like a person from out of province finding a steal of a house at Jane and Finch (no offence to Jane and Finch) and then being shocked about the area 'but it's not like this on tv/internet'.
 
In 1990 that was a fair price, depending on where it was , if he wanted to sit there for another 25yrs , he would have picked up another 3 million. But like all the farmers that cashed out ( my folks ) , they were all done milking cows and took the money and moved to town.

I'm currently laughing at all the signs around North Oakville " Save Our Farms" ...... um who's farms?? and who the F wants to farm in south Halton? Only the guys in 2800sg ft McMansions that like the idea of living near farms are up in arms. Oh and no pig or chicken operations , those stink, just grow corn.
We sold some windows to a couple that wanted the rural lifestyle. It turned out that she was a germaphobe and house flies drove her crazy. She slept with a vacuum cleaner by the bed so she could run around in her PJs sucking them in.

Farm = animals = manure = flies = vacuum cleaner.
 
Well the prices will start running up in Calgary I guess…Frak if only I had the money to build my own real estate empire.

Throw foreign money in with eastern money to make housing more expensive /unattainable for the cowboys. That'll pull Canada together again. Sarcasm font.

I knew a guy that came from Europe and did that. On his way home he realized he was the last white person getting off the bus.

I know some really decent people in and from that neighbourhood. Unfortunately greed and racism isn't easy to eradicate.
 
At risk of sounding patronising, I'm hoping you've spent enough time in Edmonton to be aware of what you're signing up for. I'm talking about things more complex than, "You know it gets cold in the winter there, right?"

For me, having spent time working in both cities, I'd be looking at Winnipeg first, but that's obviously personal preference...
For sure, well aware of it. Wife has a cousin there too so helps to have a close contact in the area. Nice thing with this latest opportunity I'm interviewing for is that they service Western Canada with offices in Vancouver, Calgary, Edmonton and Winnipeg - they are flexible with location as long as you're close enough to one of those cities - seems like they are embracing remote work for the long term. We wouldn't buy outright - we'd rent for a bit and see how we like it before committing long term.

If that's the case then it's much easier, especially with a support network already in place there. I say go for it if the offer is good enough.

Agree that visiting/getting to know a place well is the most important part. It's a risk for us, without a doubt. We're in our early to mid 30s, we rent, no kids, don't really have that much in terms of possessions (aside from the track bike!), no family in GTA, both moved away from family/the familiar to settle in a new country alone, so not the end of the world if we decide to move back if things don't work out. If it happens, I could start a thread called "Edmonton" and report back, for better or for worse... :p

No, and it's a fair point. Manitoba is a road riding wasteland. Everyone I know out there rides dirt in the summer and sleds in the winter. Edmonton area isn't much better, but Alberta generally offers a lot more...

Haven't been to any tracks in Alberta, though I would expect the older ones are similar to Mission in BC: small and rough. Another newer track in the BC interior is Area 27, doable for a weekend trip from Calgary, but a long go from Edmonton.

Average basement apartment going for $1700-1800

So at 25% of income for shelter, median households can afford a basement. :rolleyes:

You think this whole house of cards, pardon the pun, might just break sometime :coffee:

We are closer to 2000 for rent

1800 (1 bedroom + den, awful google reviews)
Parking 80
Insurance 40
Internet 60-80
Utilities
Plus most basement units are not rent controlled because they were built later than the arbitrary date

Moving to KW is not cheaper now..

I’ll be honest my mortgage at 2.79% before the change was just shy of 2,000/month. Now at current rate I’m at $1,560/month.

You got into a house 😀

They need to find a solution to this wacky rental market

Edit - do you rent out your basement? Free mortgage payments? Our rental in Kitchener was in a old part of town and many of the bungalows were turning duplexes or triplexes. Not really close to UW, Conestoga or Laurier

No we don’t. We thought about it but as long as the MIL is living without we’re not renting anything.

While it’s nice to consider, I’m not in a position where I really have to…and I’m not comfortable with a stranger living in our house.
