I laugh out loud when someone has a useless expensive item on and they tell you how much it costs.
Kinda like buying a 3000$ purse, or shoes, i say "you gotta be kidding right? you have too much money, give some to me"
I see buddy wearing a 200$ pair of sneakers, but his pants are so saggy, he couldn't run 6 feet without falling down.

Im sure the fancy goose jacket is nice if you can afford and need one, but the appealing part of this story is that it's made in Canada. Take that away and it's just another jacket.
If a person is bragging about how much their coat costs, i tell them my kenora dinner jacket cost me 45$ and my mom knit me this sweater for free. :D

In reality all you need is 5% down in many circumstances and that's not impossible. Then you cut here and there and live off bread for 25 years and hope for the best. Since real estate only goes up you sell, make a profit and move further up....and don't worry about all those pesky fees like capital gains, commission, land transfer...people always forget to calculate those. Just cause you list to as primary residence doesn't mean the CRA is stupid. They've gone after a lot of people recently for fraud over investments which are listed as primary residences.
 
you do have a life time capital gains exemption, and capital gain is only taxable on a portion , you still get to keep some. Commision fees are negotiable and often not even a component, if its the right property it sells without agents often. I'll agree the transfers and all the hookup service charges are a pita. CRA does catch lots of people for cheating, you need to be creative in your investment approach. Our rental properties may make money "someday", in the meantime they increase in value. I stated a few pages back, there is a LOT of money around. It was pointed out to me that for everyone making $400,000, there are lots making 35,000. and that skews the averages. Yet houses continue to sell daily and selling prices continue to increase.
 
They're expanding that's for sure.

However, I don't think CG is ghetto at all....Walk on 5th Ave in New York and there are just as many people wearing it.

I love the term 'buying"....more like mortgage = debt.
People are giving an arm and leg for these McMansions.

I think the people of Ontario are about to learn the hard lesson on debt.

They're in the red because they're buying houses?
