Neighbourhood changes?

The STR business took a beating when everyone thought , I’ll pick up 2k a week , suddenly a nice cottage was not hard to find . My partners new bright idea is “cheap” waterfront cottages in Orillia near the college , its student housing most of the year and a cottage rental June July Aug . 3 girls in there now and they seem happy . I was never an Orillia fan but it’s growing on me .

Cost of doing business. $2000 one time fee? Pocket change for people making 3-4-5-6k/month in STRs.

Just to clarify the Orillia STR fee.. is annual.

Nice! Good and I expect to see it in other areas as well.

My comment stands...when you're making 2-6k/month on STR in your portfolio....the 2k/year is still a drop in the bucket as a CODB.
 
There's already been one air bnb where someone moved in and refused to move out.
 
Other considerations. I live in a pretty nice neighbourhood but aside from the recent things I listed at the start of this thread there have been more renters in houses that crop up for sale. These houses seem to be filled beyond their nominal capacity or they have been divided to accommodate a renter sometimes. It’s the only way people can cover the bills but it means the neighbourhood changes.

Our next door neighbours are pikeys that have turned their front driveway into a patio for the downstairs renter complete with table and chairs. First time I found this out I was gardening in the front yard and had a feeling I was being watched. Turned around and there they were sat at a table in the driveway. First world problems definitely but it bugs me.

Another neighbour (really nice lady) had a rough divorce and the only way she could keep the house was to split it with a stranger. Stranger gets the back deck, she gets the front step. Not sure how long that will last but no one wants to move due to house prices.
 
One airbnb and thousands of conventional rentals. Also, law is on landlords side in airbnb. Its more like commercial leases. Change to locks when it is vacant. Tell them to f off.
Make the STR fall under the LTB and watch the market disappear in an instant.

Will never happen, but if it did…zero incentive to go STR.

Digital locks these days are awesome. Change the combo remotely.

Years ago I had a renter who refused to lock the front door when he left for the day so I changed the combination while he was out. Got a call later saying he couldn’t get in so I told him the door was open so I thought the code wasn’t working so I changed it. He got the message.

Easy enough for landlord to have cameras monitoring the perimeter of the property too. For safety/security obviously not to monitor tenants/occupants.

I won't have smart/internet connected locks on my home. Too easy to compromise. For a STR, they make a lot of sense. A different code for each user is better than all renters for the last year having the key.

What would a hotel do?

If the contract expired why couldn't the cleaner just go in (with a couple of rabid pit-bulls).

Police would say it's a civil matter. Call your lawyer.
 
I had a punk tenant that wanted to play games. I showed him a policeman's business card I had and told him cops just love smarta$$ punks. Then I asked if he knew why cops put a phone book up to your face before they pound on it? It doesn't leave bruises. (Have no idea if that's true but I heard it once). He left and gave me a 100$ for the carpet he effed up.
I hear intimidation is now frowned upon.

Patio on the driveway is weird (and tacky) but conceptually no different than people sitting on a front porch...
 
The guy smokes the most rancid smelling weed I’ve ever smelled so I don’t think I’d be able to chug anything through a gas mask.
Res weed? I don't know if I've ever smelled any before but when some coworkers used to smoke res cigs, they were bleeping toxic. I could smell the appeal of some well known brands but the bags of cigarettes were cheap and vile.

Twice I told them to be careful as there was probably a skunk in the neighbourhood and they have a dog (as do I). Little did I know. Now we just shout at them to smoke the crappy **** inside their home. It’s disgusting.

It wasn't as clear as it sounds. They stayed long term and then made an agreement with the owner outside of AirBB.. I believe they were staying in a guest house while the owner lived in the main house.

Our old neighbors smoked weed 24/7 we couldn't even open our windows. Fighting with morons gets you nothing. We moved.
 
Was talking to local Barrie rider this past summer. He mentioned the people that are released from jail/prison from the area are given money to take the bus home. The money is often used to buy the next fix. And so they stay.
