Enough of COVID...what are you doing to the house?

It's a big stick, and it has thorns.

If work is in.progress, you get a STOP order, untangling a ball of barbed wire is easier.

If work us done, a compliance order gets issued. The owner needs to get an heritage approval then do the work inside the timeframe specified in the order.

If the owner doesn't comply, the town does the work then liens the property for the costs. Markham paid $275,000 to build a 12×12 2 stall public restroom in the Main Street heritage district, can't imagine how punishing it would be if they had to reno a heritage district property.
Good. As @GreyGhost there's no point of fines if the monetary stick is less than the work to complete the work.

She seems to be refusing considering 'let the CoM do it if they want it back to condition'.

She may not know how big this stick will be.

I don't think I am in a heritage area where I live...should probably check that out.
 
I have little doubt the homeowner read the notices and knew what they were doing. Coloured paper wouldnt have helped that.

The homeowner imposed their belief that a 1996 house should be free from heritage restrictions. They failed to comprehend heritage district vs heritage home. It will cost them six figures to unwind their mistake. Lesson learned, they wont do that again.

Looks like they let her know her obligations and she just chose to ignore them.

I agree 100%. Didn't know Markham had such heritage. But thems the rules, she was informed (or at least her contractor), and they chose to proceed.
Markham has this area were all these older homes etc have been moved to from around the GTA, instead of them being demolished for new development. I suspect this person is in this area.

I don't think she is there, Markham Heritage Estates is at 16th and 48, it's a planned subdivision that had low cost lots available yo those willing to move and restore heritage homes, most were scattered around the rural part of Markham.

Heritage districts are small areas that were hamlets in the early 1800s. I'm 200m from the Markham Main street area, it's a mix of older homes and new builds. The new builds have architectural synergy with the heritage buildings.
 
It makes you wonder if the cities wait for the project to be completed before then issue the notice in big print and during the construction phase, their notice is only in fine print.

While she is clearly at fault, markham needs to pull their head out of their ass. The previous house was ugly and didnt look historic. It looked like a 1996 house with some extra fake windows jammed in implausible locations.

Heritage district is the closest we have to hoa's where old people with too much time on their hands exert power over others.
Paint the brick, change the garage door, throw on some gingerbread, add a few fake bars across the offending windows to emulate double hungs and move on.

That's going to be costly. Although some fault may lay with the CoM if permits were needed and they approved it. Permit approval process stated heritage must be maintained...so she chose not to do it.

Now she wants CoM to pay for the reverse to bring it back to heritage status. LoL

Talk to your contractor, who will gladly do the work for a fee.
Is the town highlighting? Would anyone have noticed if the town didn't make a fuss?
 
I should start a business landscaping lol. More yard cleanup at the cottage.

When my house was built I tried to save some money by going with cheap laminate countertops in the kitchen and bathrooms, with the idea that I would upgrade to stone later on. Not sure how good of an idea that was since today was the day I ordered countertops (Stonewood Quartz countertops) for both bathrooms and it was not cheap. At least when they get delivered in 2-3 weeks they'll look nice...

Kitchen will have to wait at least another year. Maybe two given how expensive I expect it to be...

So I’m in a restaurant and all the ceiling fans run off a network of 20ft long belts . One central motor . Im thing of doing this out on the deck with two fans and a motor in the middle .
Not because it makes any sense at all , I just think it would look awesome .

I saw that at a store in canmore in an old house. One motor in the corner powering fans in multiple rooms. I think it would be awesome for a big porch. I dont have any roofed sitting area so I considered building a pergola with the fans. Far more expensive and annoying than individual normal fans but pretty cool.
 
Asking for a friend. The hot water tank has drain for the pressure relief pipe. If he bumps the tank over can he share the drain with a washing machine?

Probably yes it would work. I don't love floor drains for washing machines. They are full of lint and crap and I want some head to push through the pipe. I have no idea what code says.

I would push the tank over in the spill tray regardless of washing machine. I want to see if there is a wet line from the tank to the drain. As it is now, the tank could be leaking and you don't see it.

I've seen holes punched in a basement floors for hot water blowoffs and A/C condensate drains. It's not to code, but the small amount that needs to be drained will distribute in the gravel bed under the cement floor.

Fanimation makes reproduction fans like that (along with a nice array of really cool fans). They're sold on Amazon.

That's what I was afraid of. Any tips on how to confirm it's a drain? I can think of a few ways but it can get ******.

  1. Flashlight down hole to look for gravel
  2. Flexible poker or borescope to feel/look for gravel. I doubt a fake drain would extend much past an elbow.
  3. If it looks like a drain, see how fast you can dump 5 or 10 gallons down it. If it can take 10 gallons quickly, it should be happy with your washing machine (but may scum up the water heater with soap suds).
