Enough of COVID...what are you doing to the house?

Jeepers, I’m always amazed when somebody designs almost inaccessible service spots .
Nothing ever breaks down on a Tuesday in august when everyone is open .

If he could get his deck panel out, access wouldn't be so bad. Sunken hot tubs have some advantages but they definitely incur a maintenance penalty.

It was here when we moved in not having to climb up is nice but having to get the panel out is a pita. Made worse by it being frozen in. This weekend I will crawl under there with a jack and pop it up not doing that in the dark and cold after work on a weeknight.

A couple weeks ago, I was going in mine......no power. Spa box breaker, trip trip trip.
Called the guy, going to be a few days. Concerned about freezing, he told me to put a space heater under it/inside.
Then it snowed like crazy, he couldn't get here. Ten days later, he replaced the heater and fired it up.
It was still 93°F. Shocked, i was.
I keep it at 100°F.

When we bought ours , guy told us the most common thing is heater element will get some corrosion from our crap water and trip the GFI . It’s one wire plug and threads in . He left us one ($85) and I installed it three yrs later ( in January at minus a bazillion) and ordered a spare .

My tub was in the deck but the service panel faced the yard . Wife hated the controls on the “wrong” side of the tub. I mentioned on the day you fix this thing we will consider your input LOL

I love that every hot tub has the heater at almost the bottom of the tub and no way to shut off the plumbing. Brilliant design. If they had a smaller convection element that might make sense but I've never seen a tub with one.

Mine has gate valves on each end of the plumbing so the pump and heater can come out without a bath, hardest part is getting 8 tiny philips screws out of the service panel , 2" off the ground

There's a doo hickey /pull up & twist shut off valve on both sides of the heater, in the water line.
I don't think there was more than a cup of water lost when the heater was swapped.

Awesome. Who made your tub? Mine has no valves at all. It sprung a leak right after I refilled it last year. Of course it was an adhesive failure at the heater exit and required draining the tub again to repair.

Got a bit more serious about getting a new kitchen range. Went to the showroom to look at some. This one’s nice, back ordered since July 2021. This one is nice too…all 9 units spoken for, should have some in the country shortly. Ooh, this one has all the features I’d like…0 units forecast for shipping in the next 3 months. We have lots of this soon-to-be-discontinued model for you!

The soon to be discontinued model looks good. It has a draw at the bottom that you can bake in, sort of like a cheat double oven. However, the draw is flimsy and has open holes in the bottom that concern me. I asked the guy about it and he said “don’t worry, there’s a treatment at the bottom so your floor doesn’t get damaged”. I don’t care…it looks like it’s shittilly built!

Well **** now playing a game of where is the water coming from in the basement outside walls appear dry middle is sopping wet no pipes or drains in the floor near the wet area. Seem to be coming up through the slab? Not sure I like this game.

Ooof...not cool. I'm still working on locking up my basement stairs but have held off to see if I find any water with a thaw. Nothing today yet.

Good luck. Worst part is finding the damn leak.

Have Hauled about 2000lbs of soaked underpad and carpet out to the dumpster so far tonight no idea where the water is coming in yet only good thing is I have always hated carpet in the basement.

Ugh that sucks. Hopefully that's the only source and you can focus now moving forward.
