COVID and the housing market

Town councillor pushing about why don't they require net-zero in all proposed developments. All of these theoretically good ideas just keep the cost climbing. If the builder is forced to do it, the cost just gets marked up and passed on.
'Just make the rich landlords pay more in property tax / insurance / utilities / etc.' .... yup ... those 100% won't be passed to the tenants....100%.
 
If you have 600 employees and make .50 on each , and make 600K a year , enjoy your one yr in business and dont plan an anniversary party.

I tease, I get what your saying and thats how it works , but your math is too light.

I pay a bartender $17.00 an hour at my club , tips are 100% theirs. If you rent my club I ding you $25 an hr for my bartender.
I know an electrical contractor that dropped to $0.50 per hour to keep a maintenance contract with one of their big clients. They hoped to make it up by getting the lead on projects. I know a guy with 600 cleaners but they aren't mop and broom. He does well.
 
Every stereotype has come from some experience / small grain of truth. Sure you can't paint everyone with the same brush...but sometimes the reality is that bringing in certain type of housing...brings in a certain type of person.

Rent out an apartment for $500....the poorer people will run in droves to it, and the more affluent will be like 'wtf...I don't want to live in a $500/month apartment...must be a dump / garbage area'.
You run into that with wages. If you need workers for a crappy job you don't have to pay them a fortune. More money doesn't get good people to work crappy jobs for long.

Exact same thing. I mean personally I'd consider a part time job...but what the rate should be I have no clue. I'd say around 25-30/hr and it may entice me enough to spend less time at home with the wife and kids...but it would free up my wife to not have to work as much...tough call.

Still considering it, but right now I'm focusing on seeing if I can get more in my current gig as the next level up would increase my monthly fairly nicely...just need to get there first.
 
Would a solution for these halfway houses be something similar to a 'red light district'?...I know it sounds horrible in that we shouldn't be segregating people, however as a lot of you have said, NIMBYism is rampant...another idea would be to have security in all halfway houses that will attempt to control residents from leaving with drug paraphernalia so they don't do things like overdosing on people's front lawns...of course this all costs money and the residents would probably be upset about the rules...

I think a red light district is definitely an idea, and I wish Toronto was progressive enough to have it.

I mean ****, lots of places have them and it may be easier to actually help people that want it as they would be within a fairly defined area. No one bothers them, but if they need help, have a safe spot for them to come to do whatever.

As for security, problem is the same as everything else...who's going to pay for it? And even if you do, security won't do much so may as well not bother and save that money toward a treatment program / facility.

It's definitely a tough call. I'm all for helping, but as @GreyGhost's friend I don't feel like teaching my kids about needles and junkies just yet, nor do I want to have people OD on my front lawn. I do enjoy my evening walks when it warms up.

If Mississauga allowed this I would build it myself. Bathroom issue is easy as you can tie into the main house sewer.

With pricing the way it's going now...our kids will have to live with us for a VERY long time. I've got the space, the skills, and the time to build something like this in my backyard. And I would LOVE to build it. As an office now, and as a housing apartment later.

Explicitly out of compliance with most zoning by-laws. Accessory dwelling units are mostly banned already (unless you were grandfathered). Accessory dwelling units in a separate building are far more rare. They can happen a few places but they are the exception.

$1500 my ass. To hit that price would be a lot of scrounging/donations. I was going to build a nice looking shed (~100 sq ft) with no interior finishes, no slab and T1-11 walls and I was the wrong side of $5000 in materials.
 
@GreyGhost wouldn't you be able to say they're a 'shed'? I honestly don't know because I don't have a backyard, so no need for me to look into any of these by-laws...didn't a new one come into play not too long ago allowing laneway housing or something like that?

also, the article did say he bartered for items and got many of them second hand that people were throwing out...plus he's a 13 year old...who isn't going to help or give him something for free?! :D

You can build a shed <10 sq m in every municipality I have looked in. Give it electricity or plumbing and you need a permit. If the building inspector thinks you are building an accessory dwelling unit, look out.

An even simpler situation is some people have allowed houseless residents to camp in their backyard. I dont think a tent is a violation. I dont think there is anything requiring you to live in a conventional dwelling. Dont run afoul of open air burning by-law and you are probably good.
 
Onward and upward. Sellers (and to a lesser extent buyers) are playing chicken with rate hikes. Typical two car garage subdivision houses outside of Barrie are selling for 100-200K more than 30 days ago. You want to list and sell firm just prior to the rate hike to maximize the panic buying.

One tried for 1.3 for a week in early february then dropped to 1.05 and sold for 1.4 shortly after.

A member on another forum I follow ran a half way house along with his wife but the government screwed it up. They let a person stay when their age said they should be elsewhere. Has the government ever cut corners? Is the pope Catholic?

The guy that shouldn't have been there went bananas and lashed out with a knife killing the wife and going after the husband. He's alive because other residents jumped in to help (They're not all bad) and the knife broke.

The catch 22 of the situation is that to heal the residents need privacy. For the people living around the home they need to know the risks based on the private information. The people living around the home will split into three groups, left, centre and right.

Personally I think diluting the mix is best so spread them out........somewhere else.

Actually I believe there is a group home a few blocks from me and to my knowledge there's never been an issue. A friend's son is in a group home due to severe autism. He's mature and I assume his lack of communication, judgement and understanding is a problem. Covid has been a crap fest with visitation issues.

That was mine 25 years ago but I poured a slab and did vinyl outside. Mine's illegal because I ran a circuit. A toilet would be too Clampett and cost a bundle to run to the house.

Permits, easements, etc would make it so far into the five figures you might as well buy a high end RV. Still illegal.

It started with a farmer letting one trailer in then another etc. It grew to a small village with power, water and sewage issues. There were kids so school for kids with no legal address. RV trailers aren't built for winter use full time occupancy.

Your current house has a composting toilet? I'm surprised. That is something I would have NEVER considered in that neighbourhood.

Outside toilet so people don't need to come in to use the bathroom. Outside toilet is a great idea, a composting toilet for the role not the best plan.

Depends on the definition of yacht! LoL Is it a 10ft aluminum boat, or a 50ft monster...

I still think motorcycling isn't for the lower middle class populace (in Canada anyway) considering the entry cost, maintenance cost, insurance, and all that good stuff. Which reminds me I need to pay insurance for the year. Dammit.
