Renting + investing vs pay down mortgage ... I opted to pay down the mortgage first for one simple reason: That's the "sleep well at night" approach. I don't owe anyone anything (aside from the unavoidable tax man) ... I'll always have a roof over my head.

Not necessarily where they want it to be though. For the vast majority that havent signed a long-term lease you are only guaranteed your roof for 60 days and then you may need to be under a new one. If rent has increased drastically, too bad, so sad, move far away or shrink to try to keep the same outlay.

Friends were recently paying 1200 for a floor in a leaside triplex. Landlord sold to a new owner that had ~100 buildings. Things were fine for a few months and then tenants had to leave because the owners families needed to move into the apartment. Boo.

Not saying its a cakewalk, just saying they can.

Yup, last renovated in the 80's probably. Walkup. They were there for over 10 years. Original landlord was old and building was paid off so he didnt always bother with yearly rent increases. New owner bought for approx 2 so you can understand their problem. Still dirty pool the way they kicked them out.
 
Very dirty pool, however that is the risk in rental, especially in an ok undervalued apt. The "my family has to move in" is the standard reason for a move out , Im jacking the rent scenario.

I'm so happy my quite elderly mom is still living on her own in a nice condo, and not in a LTC facility. Shes often talked about moving with her friends into a home so she doesnt have to cook or clean. Saving 4K a month ( which while terrible to type, is very good for me LOL) is one thing , but not being a statistic in this toxic environment that is long term care in Ontario is priceless.
 
I don't for a second believe he's as rich as he claims to be, either. The last 4 years have shown proof positive that he's living in his own little delusional bubble of alternate reality.

He may be now. How much federal money has he pumped into Mar A Lago over the last four years? Wasn't it something like a hundred thousand a weekend for his entire term?

Oh, I suspect once he's out of office....the skeletons will start to spill endlessly out of the closets. And I wouldn't be surprised to see a lot of lawsuits in his future as well once those dirty little secrets are out in the open and he can no longer cower behind the presidency to protect himself.

I do not think he's going to have the nice retirement he was originally planning for.

I wouldn't be surprised if he follows the trend of other displaced dictators and buggers off to a non-extradition country to enjoy his stolen loot.
 
And his base will cry that he's being unfairly persecuted.
 
Some really interesting spin-off information coming out of this. Parts of BC are seeing illegal drug prices spike due to constrained supply but Van apparently has had no effect on supply or prices. Cops are trying to figure out how the supply is unaffected by the closed border. That's not normally data they could collect.
