I had a call a few years ago from "Jimmy's Duct Cleaning". Told the guy to get a life.
He called me back 3 times screaming profanities at me.
Cheap entertainment.

I look forward to the duct cleaning calls. House across the street was sold, torn down, and the lot sits mired in Escarpment Commission permit nonsense. Play along, make an appointment, and give them the address of the now vacant lot across the street. Pro Tip: It has to be legit. They use Google Maps satellite and street view. Found that out when I gave them the address of the park and they knew right away. Both satellite and street view still show the house across the street in place, so it’s game on until they’re updated.

Ask about premium packages or add-on services to really get their juices flowing. Setup a camera to capture who arrives.

Camera? Set up a sting and follow them back to their office or home. Then find their number and call them every few days at midnight to see if they need their ducts cleaned.
 
Why would you buy out your water tank? You could get a new one for the same or not much more and you're starting the warranty/calcification clock on it at zero.
After you do the math it comes out 2-3x of what buying your own comes out to. Not interested.

I can put the $20/month in my own account and have money to repair it when needed.

I’ve owned my house for 20yrs, so far I’ve replaced two water heaters and probably 5 service calls on the same said water heaters

Don’t know what one cost new or how much it cost to install or replace. Plus don’t know what it cost for service calls

I pay 22bucks a month for the rental

Doing the math it costs me give or take 5000 for the 20 yrs. Pretty good deal for no worry hot water

So the cost of your rental was $5280 approximately.

New water heater is around $3000.

Basically a wash if the service calls were warranty.

Thats two heaters replaced and no cost to service calls. Only thing i do is make a phone call
 
When I moved into this house thier was a reliance water heater , buy out was $800 for a 12 yr old heater , but I have that money back and now every month is mine . They were very pitch ready , but what if you have no hot water ?? Oh darn it will be like camping for a few days .

If you're handy a small 5 gallon, 120 volt tank gets you clean dishes and a sponge bath.
 
I’ve resorted to an old aerosol air horn , it’s used as a signal device to start races and will pretty much blow out hearing for a day or more . Open back door , hold phone against horn and rip it for 30 seconds . They hang up. I have no measure of how loud it is on the other end but I feel better.

I've been thinking of doing that but want to practice my laryngitis voice to get them to hold thephone tight to their ear.
 
Got rid of the rental storage water heater and put in an on-demand unit.
It saves gas, as the burner fires only when the hot water is turned on. The thing is that you never run out of hot water and people end up taking longer showers and the water consumption goes up!
This heater is a space-saver and I don't have to worry about a flooded basement due to a broken (storage) water heater.
What if it breaks?
I have a service contract for that risk.

Be aware that the unit purchase price is more.
A friend is getting royaly screwed on one of those leased units. Fifteen year contract.

Where do you buy water heaters? Last one I put in the condo was $500ish I thought - about 3-4 years ago.

I am assuming he means gas. More expensive to buy and cant dodge an expensive third party install. I tried to get someone to inspect/ticket my install and he wanted the same amount as if he did all the work.

In theory the new one may look like the old one. And no one knows.

I put my own gas water heater in my last house , but it was the older style with a metal chimney vent not a newer blower fan. Milton had VERY hard water which played havock with heaters .
Before I bought out thge reliance heater here I called around about a tankless, the tankless sales lady did not recommend one (at this time) for my installation. A power vented water heater gas replacemnet for this house was quoted $3795. ten yr warranty , so $33 a month , which is about where my rental was $28 +hst.
I just have a strong dislike for Reliance .
