COVID and the housing market

I assume it's at least partly watching genius at work. Like watching Jordan play even if you dont know or care about basketball he is fun to watch. For that reason, I cant watch WNBA. If you care about tactics and strategies it's interesting but the last time I tried to watch, the skill level was abysmal.

Yea, basically expand your knowledge and then realize how difficult it is to do yourself when you go to try.
My reflexes especially for gaming isn't what it used to be.

I know what you mean. I cannot do StarCraft 2 anymore despite being in the world's top 1000 players during Season 1 and 2.

Guy's that are at the top do difficult **** that requires planning, teamwork, focus and a lot of coordination, not unlike any challenging undertaking.
Running a guild is not unlike being CEO of a large company

I'll re-iterate, video games are a great hobby:
-Its cheap
-Its safe
-Its fun
-You can do it anytime/anywhere
-Its not reliant on weather conditions(golf, motorcycling, baseball, gardening etc)

You can also play with your friends in a pandemic

Boomers might not get it, but they also listen to elvis...so who cares?

I remember my mom giving me a lot lot of grief around 17 years old.
“You’re always playing video games, go do something.”

my response

“mom, I don’t do drugs or alcohol and you know where I am every Friday night, what’s the issue?”

she never brought it up again.

Ya. My little cousin (16) had the same discussion with his parents. Topic never came up again.
mind you when his dad spends hours playing on his PS it’s tough to discourage the kid lol.

My 9 yo nephew doesn't get in trouble for playing, but with the headset on, some of the conversations with his friends trigger some speeches ("die you *(&^(&^(*^ mfer", "wtf did you do that for?", "stupid c***", etc). I would be shutting some of that down more forcefully but they believe that children should be free and not constrained by the word no.

I was 18 when i started skydiving.
Mom and Dad made me buy life insurance.
I did, and a burial plot.

when your 18 and single ? life insurance is just stupid. Its like people buying life ins for kids . Why ? that kid is a sucking sound on your bank account for 20 yrs, maybe more. Just have another kid, till they are working they have no value.

If you need to protect a wife or estate , ok then.

Burial plots are the next biggest waste of often prime real estate. Skip that nonsense, nobody visits anyway. My 'sky friends' will find my spirit floating around in a cloud of dust dumped off the back of somebodies boat.

Why not both?

Either way you need a deposit to buy. My recommendation is ALWAYS buy something that you can rent out a portion of if you can. Helps paying the mortgage, build equity faster, and you start yourself up for success.

Last I checked anything below a 4 plex is still eligible for residential rates for mortgages, taxes, utilities etc. When we had our 6 plex, the rule was if it's below 7 units...it's eligible. Then the banks changed the rules. And 3 unit properties shot to the roof because regular people could still afford them. Once you enter commercial properties, the rules change ... and not for the better. Much higher deposit requirements, lower amortization periods, higher mortgage rates, higher property taxes, insurance, utilities etc.

If you're eligible for $X...I would do my best to find a 2 or 3 unit property for that. Or do like my buddy....buy a 4 bedroom condo near a university, and never be without tenants.
