COVID and the housing market

$4M??? I was looking through the pictures and thinking it was a few hundred k tops. What a pile of poop.
I saw the price and thought it might be like a couple of retreats I saw a year ago. One near Rockwood and the other Creemore. I had pipe dreams about having 10 million dollars. Four million to buy and the rest to pay the bills.

One of my buddies from high school bought 'Hush Lodge' near Barry's Bay and we stayed there a while. Place was rundown like a mofo.

He rebuilt it, kept it going for about a decade, flipped it. We met the new owners and they were lovely people when we stayed there a few times.

Now it turns out there's a new owner again. Guess the owners #2 couldn't make it through the COVID times, too bad. Very nice couple.

Think he sold it for 10x of what he bought it for. Problem was there was a lot of cash business...so he did a vendor takeback mortgage until the new owners could get a real mortgage.

A friend recently sold their ~2000 sq ft house well east of the GTA for most of 2M. The new owner plans to use it as an air bnb.

I'm sure it did...plus the level of lockdowns non-stop didn't help things either.

I know a few AirBnBs were working through the lockdowns while hotels/motels had to shut down.
 
Im putting one of my properties up next week. Met with the agent today. he said the market is crazy insane and low inventory in our area so should be a good dog fight.

LIcking my chops on this one...
What was its current purpose (rental, personal vacation, etc)? Planning on replacing it with more property or using the money elsewhere? Property lottery money should be enough for a GNX.
 
I don't even know what to say. 3000 sq ft garage with 1450 sq ft apartment above on two acres in cavan-monaghan and they want 5M.

If the listing price is realistic....I'd have to sell mine for 1.7-1.8M minimum to have a shot in hell at this place.

Even the property taxes are an extra 3k/year more than our house.

That one has some special things. Who knew that 2.1 could be a teaser price to entice a bidding war.

More and more people are just posting flyers and hoping for the best. Here is a one acre lot in Scarborough where they talk about how good the house is and the development potential. Based on the price, the house is a liability not an asset. Even if it was a vacant lot, their price is in crazy town ($9M).

If I won 50M today...I wouldn't buy a house like that.

Although I'm very tempted to list my place for 2M to see what's what lol, and then pull the trigger for 2.5M on the other property I linked....

Good thing I'm indecisive when it comes to investing $1,000, I'll run out of time before that one's sold.

It would be smarter (and more inline with your personality) to buy 20+ rental properties. Generate perpetual income and far more liquid than the mansion that can easily sit on the market for years (and costs the price of a decent house in yearly maintenance).

Funny you say that...last night my wife and I were chatting about what we would do if we wont 20-50M...

I would earmark 10-15M to buy back my previous 6-plex due to sentimental reasons...and also buy the remaining 4 6-plexes in the complex as they all shared a lot.

Buy a nice 5+1 bedroom house with a full basement, pool, and just live off the rental income moving forward.

Of course...there would be a Viper in the driveway.

EDIT: I'd just put in the minimum amount to get the mortgages, and then keep the rest of the money is something solid, stable, and income producing.

Was at a buddy’s ex girlfriends house yesterday off Stavebank in Mississauga, ( long story) . 4 car garage , 6 bedrooms , indoor pool, kitchen big enough to run a commercial restaurant. Sitting on the credit river with a patio over the water and a dock . She figures it would sell for 18m ish , but doesn’t knew where she would like to live . Yes she’s single .

Did some work with my dad on a street near Dundas/Royal York a few years ago.

Single lady (late 30s) living there...maybe 7500sq ft...4 level yard with a pool on one, tennis court on another, and a 4 car garage...

I think for a moment I wondered about switching girlfriends at time...

My fiancee has met a few legit cougars who were widowed too early.

It sounds funny af but it's a real thing: they're sad, they're old, they're lonely.....AND THEY HAVE ALL THE MONEY YOU'LL EVER NEED! ;)

If I had stayed with the girl (Asian) before I met my wife...we'd probably be at 300k combined income. With her covering 2/3 of that lol.
