Buying House without a realtor?

Was it a nice Polish neighborhood?

Did it seem underpriced?

Our little Polish neighborhood was extremely friendly when we move there a long time ago.

Sorry to hear dude but that is a sweet house, not surprised that it went for over 500k.

Don't sweat it, the house was priced for a bid war, it was never going to be your house, just see it as a practice run :)
 
a house in Hamilton this year went for 100k over asking. From my understanding, the realtor priced the house aggressively, then took and held bids for a week. The final sale price was well above the neighborhood average.

A home on Grant Avenue was up for sale, the owner asking $199 900 for it and she got a lot more than she bargained for, selling it to a local buyer for $300 000.


The house was built in 1908 and needs a lot of work done on it, but it was on the market for just 1 week. There was a total of 9 offers some local, some out of town….

I read in the Hamilton Spectator this summer that some TO guy cold called on a home owner on Murray St by the train station and offered the dweller $500G for a house he had paid $200G maybe 10 yrs. ago. The dweller, with no intention of selling, got him up to $565G.
 
I wonder if this TO guy left any money in his budget for bullet proof glass and doors.. haha
 
I hate what the market has become. I seen that house too and even emailed it to my wife. Had it been listed normally at over 500k then they would save a lot of people's time who's budget is what the list price was.

yup. Agents playing this stupid game but win for sellers....

that at house was on the market a month ago for 519k....zero takers. Dropped the price and they got over 500k regardless. Owner bought the house last November for 430k...

Sellers in some areas get hit with speculation as well. If you have an older dated detached house on a decent sized lot should you spend on renos to sell because the house may end up getting flattened for a monster home.

Buy a run down bungalow in the right area for 700K, Put in 150K in renos and relist for a million plus.

The winners are the developers and those moving to low price areas.

Agreed with all you said. If you have a decent sized lot and a run down house, there's no point in even doing any renovations because at a certain point you become only land value. Especially if most of the houses on the street are already monster homes which were developed. My buddy did that. Bought the cheapest house he could find on a small street, then spent 300k in demo and re-build of his home. Total price around 750k...average house on his street now...1M+....but you need to have the money for that type of operation.

As for the low price areas...where? There's pockets where I'd be scared to walk at night, just like pockets of gems all around. Problem is finding them, and I guess the right realtor would know that.

These same houses sell for soooo much less in the Barrie area. I have no idea why people spend so much to live in Toronto.
 
Work.... also Id love to live in Toronto. So much to do compared to the boonies. I'm not much of a nature guy. I agree gta housing prices are just out of wack
