Just like with anything else, thee are no miracles when it comes to real estate, especially in the GTA, if you want a nice place it will cost you, or you can buy a ****** place and fix it up, and it will still cost you.
Having said that there are still gems out there, but they are not for everyone, I picked up a bungalow last Christmas on a 30 x 130 lot in the Dovercourt area that had nothing done to it since 1960s for $580k, it had plaster, knob and tube etc, 3 months later the realtor that sold it came by for a visit and couldn't recognize the place, the initial cost was low, and our renovation budget was also low, but me and my wife spent every free minute we had working on that house for 3 months, to me it was worth it, to someone else maybe not...
so you either pay for it up front, or pay for it with your time, or pay for it by living in a renovation for an x amount of years
