Bike storage - side hustle?

I would also add that bikes are inaccessible during storage. I don't want a bike owner scoping out which bikes are in there nor potentially interacting/damaging any other bike. I know some bike storage places went as far as picking up bikes to keep the warehouse location secret but that wouldn't work well in this case imo. Drop off in driveway, pickup in driveway keeps randoms away from the other bikes.

Are you keeping batteries on tenders, are owners keeping batteries or just let them sit and charge them in the spring?

Are you maximizing capacity by packing tight or keeping bikes separate so if one tips over it won't touch another? Separate also allows them to come out in any order.
Ok, here is what we have learned so far. Thanks @GreyGhost for some good pointers!

  • Being that this is not a "business", keep it small and keep it to known parties (Friends, etc.)
  • Keep storage to close proximity (no "Down here by the lake") situations.
  • Use a "Hold Harmless" form.
  • Scheduled drop off and pick up dates, stick to schedule.
  • No access during scheduled storage time.
  • "Customer" to supply battery tender.
  • Anything in storage will spaced appropriately.
  • Some people are d-bags

Seems reasonable, but we'll see.
Still not sure I want any risks as the last point is the most accurate.
 
Just to expand on this, is the property owner liable for anything in these situations?

Free indoor/outdoor parking lot (plaza, shopping mall, etc.)
Pay-for-use indoor/outdoor parking lot (Impark, Green P, etc.)
Self storage unit
Underground garage parking space of a rental apartment

I know someone in the lax days of firearm storage (Glass front case) that lost a couple of firearms. It was suspected that a safe visitor mentioned the display to an unsavory relative.

Part 2, when I bought my industrial unit a friend wanted to store his pristine boat there for the winter, taking up about 250 square feet. He suggested a hundred dollars for the winter. The space cost me twice that for a month.

It was also a working shop and sometimes a part shatters, a tool slips and goes flying etc.

It also meant that if a spot job came up needing the space, I couldn't take the job.

Yes, falls under: some people are D-Bags.
Theft is a HUGE concern, and the most likely reason this will not be done, but still an enjoyable & interesting conversation.

Space is a lesser concern, and no I have another section in the barn for work projects.
This "Barn" is very interesting see my terrible drawing below. the 2nd story and the 3 sections below it are 1000+ sq feet each
Workshop 2 is where "things" would be stored.

The upside to the proposed location is, if he wanted to, Jampy could make it almost impossible to remove bikes in the winter. Giant pile of snow to restrict vehicular access to shed. Not sure if base of driveway is gated which helps limit traffic to the back 40 as well.

Indoor space is more expensive than people realize. Even logisitics of battery tenders can start to add up if you need 20 of them running. If the batteries are staying in the bikes, probably a power drop every three bikes to allow tender cords to reach. If this was a long-term plan, I'd probably install a chain of conduit and quad boxes along a wall so there was a drop every 6' or so. Run an exterior light on the same circuit so you can see from the house if the tenders are still powered.

Agreed, I could make it very difficult and we will have 24/7 video surveillance (for our own security), also property is gated.
But this property is also a residence so that beings in new unpleasant scenarios. Like I stated, this is a conversation as I like to think out loud and many GTAM members are sensible, reasonable people so I respect their input.

Close friends and family you've known for a while only that you've come to the conclusion have integrity and won't stab you in the back for something happening that's out of your control.

Definitely be clear regardless of the risks THEY are taking by leaving their bikes there. Outline what precautions you're taking to mitigate all risks and do it all in writing still.

Keep in mind there will need to be very tight rodent control....
I would definitely be investigating better options than poison or manual traps.

Something like this may be worth a shot. Sends you a message when you have invaders. Interior cameras may also trigger on the motion of mice but that isn't guaranteed ime.

Storage or not, pest control will be in place.
 

There is a steel barn outside Milton exact location is never discussed , concrete floor , you sign a hold harmless form, he provides a trickle charger , shop is alarmed and hold about 50 cars . You make an appointment to drop off or pickup , no unscheduled drop ins are allowed . He makes about 70k per winter .

I don’t think it’s a secret location any more. Tours are available for most of the place, maybe not the storage facility.

No food and a couple of barn cats is all you need. BIL stores stuff in his barns, never has varmint problems.

There is a similar building near rice lake. You rarely see activity there but if the doors are open, holy crap is there magic inside.
 
I've heard rumors of a barn cat or two in my barn
Just find a young healthy unspayed female, give her a small warm spot in the barn and feed her every few days. The rest works itself out.

A Tom will find her, she’ll raise kittens and the population balances itself to the supply of food.
