Your primary residence is free of capital gains taxes, you can deduct expenses on a second property in most cases.Consider the American tax situation where deductible interest discourages stability, IE paying off your mortgage. You can also deduct interest on secondary residences, cottages and motorhomes, cabin cruisers etc. Deductible interest on a depreciating asset????? Keeps the banks happy I guess.
The idea of capping the prime residence exemption value is interesting but a challenge. Where do you set the bar? A million in Toronto or 500K in the boonies?

Depends on the field and seniority level, but most will get there today after 10+ years.

It's 90 meters long......that's a whole bunch of feet. Looks heavy.
Every time we went to an open house or look at a house I would go to the basement, open up every door, every closet, everything...9 times out of 10 I would still find the remainder of the materials used. Cheap paint, cheap laminate, cheap cheap cheap.
My ex-realtor did this. He even told me. Buy cheap, throw on some paint, ****** floor, bad/cheap granite, and flip for 100k or more....'most idiots have no clue what they're looking at and they just want shiny, and a fresh paint smell.'

Congrats to your son. I've been saying it forever. If you want something bad enough you'll find a way. So many today, will not make the necessary sacrifices.My kid (25yrs old) started his homeowner journey 10 minutes ago when he got the keys to his first house. Saved diligently for 5 years since he left University, found a screaming deal and pounced. Nothing fancy, 40s era house on a decent lot. The house needs work, but he's in. For those who say you can't make money, his equity has jumped $40K since the day he put down his deposit. That's about 2x what it's going to cost him for the renos - post reno he should be up $100K.
