Why is it safer? I always schedule my closing dates to be overlapping instead of the same day for the extra moving time.
Lawyer has seem some deals come apart as if your sale doesn't close as expected, it can cause issues. Having the sale complete and money in the lawyers trust account minimizes issues with the purchase. Now, with a bridge loan in place, if there are issues with the sale, extending it a bit seems simpler for everybody than the bank dropping the axe on financing.

OK, I get it. Your lawyer sounds like our IT Security team. Whenever there's a perceived risk, everything gets locked down so tight all practicality goes out the window until we sign a risk acceptance.
 
Having everything on paper is the only way and a real estate deal does not close until the paperwork is done on the “closing day” and that’s the day the money moves . I’ve owned two houses with two week overlaps , but I sleep better when it’s closed .
Most lawyers will do closing on the way home from the office and digitally at end of day , you often won’t get keys till 4-5 pm . Paying the mover to sit in the driveway isn’t good , hence the value of an overlap . Being honest , I have broken into two homes , knowing I would have keys in a couple hours .

My guess with houses in some areas dropping , there could be more fail to close deals . You bought it 5 months ago , it’s 200k offside , maybe your mortgage is no longer qualified

For us we tried to get some "wiggle room" for the moving date, but in the end noting worked but Nov 30, so that is the date.
I expect the movers to sit for awhile so we're hopefully starting later in the day to shorten the wait time, but it is what it is. This is my last move (next one will be a coffin) so if I have to pay a couple of extra bucks, I'll gladly pay. We did find movers, so we'll see how it goes.

We didn't get the keys for a month on our last place luckily I had not even listed the old place yet so we were good to wait.

Well in this case, the key is in the lockbox hanging from the door, just have to wait for the lawyer to send me code.
I hope that doesn't take a month... lol

If it's like most RE lockboxes, the code will be written on the back or be the agents phone number.

Yeah, I'm sure I can get it (if I really need it) But I hope it does not come to that.
 
SIL used Two Men-Truck this past Summer and they were horrible. Left drawers in dressers and didn't tape them closed or wrap them. Drawers fell out going up stairs of the new house marking up the newly painted walls. There were other issues with them also but all in all they were pretty bad they said.

I used The Hills a few years back and geez what a bad experience. Arrived 6hrs late and with a truck smaller than what I ordered. The truck I asked for would have fit everything in one load but the smaller truck meant two loads meaning the job took hours longer. The discount they gave me when I called angry didn't cover the extra time it took for the second load.
 
You may want to discuss potential repercussions with your RE lawyer. When my brother moved out of his last place, he was charged thousands for not vacating the property by the agreed time, even though he was out that day. BS like having to pay for a hotel, food, and other expenses which obviously didn't add up. And all he was doing was vacuuming the place for them.
The timing used to get complicated when four or more buyers are waiting for their turn at the registry office. It's a domino effect if something goes wrong.
 
Last time I moved I hired local movers but I rented my own truck, they loaded and unloaded it.

Both closings were on the same day, this allowed me to move out the day before and move in the next day (stuff in truck overnight).
My stuff was in my possession, in my rented truck the entire time.

A friend used the Pod system. They will store it for a while. If the system breaks down you can crash with a friend or hotel it until the fog clears.

Buyer 1 is a renter buying a low end condo from 2 who is buying a better condo from 3 who is buying a townhouse from 4 who is buying a semi from 5 who is buying a dated side split from 6 who is buying a two story.

We were lucky. The guy buying our place was a first timer and the guy we were buying from was not well and going into a retirement home. Other than the usual transfer delays all went well.
