COVID and the housing market

Ours is 108" X 132". I think it would be tight in a 79" X 92"space. Perhaps with a smaller vanity and shower. Our shower is 48' X 48" which is as small as I'd go without a shower door. No shower curb is worth the extra work and cost.
Ya…they realized that it’s not really possible once they started sizing things up.

Now went back to the plan that EVERYONE told them it should be. It’ll be a nice 50k bathroom by the time they’re finished with it.
 
Just for sport I started looking at a remodel of the basement bathroom to bring it up to date. blow out standup tiled shower stall , new tile $1000 and $1000 body faucets , high level dual flush $1000, floor (heated) $1000 in ceramic, Vanity made by my friends at stupid high end cabinet shop in maccasar ebony with black granite top, $1000 for granite , vanity price could be anything , just know what I want so lets say $9,000.
I'm taking a few weeks ( months maybe) to gut and put back together , we have 4 bathrooms so we can do without.
Aiming high I cant spend $20k in there , how are people getting to $40?? jeepers I'm frigging glad I'm handy (ish)
 
Well you’re doing the work yourself @crankcall … most people need to hire someone and the labour price has gone bananas. My cousin could do most of the work himself..,but he chooses not to.

I’m tempted to remodel our bathrooms also and outside of the tiling I’m pretty sure I can do the rest of the work myself. I’ve never tiled, and have no clue wtf I’d be doing. I’m tempted to buy a sheet of drywall and try to tile a few just to see what it’s like. Got some spare boxes that my buddy Kevin left behind.

He got the Kevin special as majority of the tiles in the downstairs bathroom has an X scored on the surface…how the eff he managed that…no clue.
 
I've done a fair amount of tiling , doing a big flat wall is actually easy, its the balancing the margins, getting 24x24 or bigger, to sit in plane with each other and making sure the grout lines are balls on straight when you doing a 16ft floor.

Tile is easy , really good tile takes layout and thought . The guys that are really good at setting tile earn their money.

It's not hard to get pricey. The Wedi shower floor pan I used was $1000. Wedi on the shower walls and the whole floor. Rubinet fixtures were about $7000. Victoria & Albert sink and tub not cheap. $3800 in tile and supplies. Nothing bought from big box stores. All adds up quickly.
Our house wouldn't be what it is if we had to hire someone to do all the work. After 30 years of it, I'm tired.
 
I think to an extent big box store and tv has shaped the thoughts of joe average . You see a 60” vanity at the depot with 4 drawers and 2 doors and it’s $900 with a top . Your designer picks a Benny Moore colour and a millworker and it’s 3500. With no top .
Same with nice tile , lowes is 1.00 sq ft , Eden tile is 6.00 .
They both work , the depot vanity sink will hold water and the lowes tile are waterproof , but on tv the install everything in 30 mins and it’s a 3grand makeover . Why does artistic Reno’s need 50k ?

Right. A Porsche does the same as a Nissan Micra.
Not everyone recognizes the differences in quality or cares. Fair enough.

Why pay a couple of bucks a foot for baseboards when you can go shabby chic, shelving grade common pine. Confusing the matter one can go with an even more rustic route by using what would at one time been considered scrap, live edge, and pay through the nose.

Buy an expensive thickness planer to get perfect surfaces on your flooring. And then go at them with an adze for the hand hewed look that is harder to keep clean and makes tables wobble.

I knew a guy that made a shipping pallet out of an old coffee table.........

I am shocked at the appalling trimwork in almost every new dwelling. To ensure there is minimal scrap, every piece is nailed in even if that means an 8' wall has four pieces of base/crown (with crap joining between, you are lucky if you get a scarf joint, many are butts and none are glued). I have never seen a coped joint in a production house. Even in custom houses a coped joint is a rarity.

"Hand scraped" laminate may be the worst flooring I have ever seen. Sounds like crap, looks like crap, wobbly table issue, etc. It's hard to imagine a worse product.
 
When I did the floor in out last house I coped all inside corners. So much nicer. The annoying one was a 135 degree corner which required a really awkward back cut.
I wonder how many people understand the long term advantage of coping when it comes to wood movement.

Almost none. Aside from movement, it looks better on day one and every subsequent day. Definitely takes a little more time (especially if a piece is coped on both ends) but imo it's worth it. Sadly, it is almost impossible to find trades that take pride in their work.

My parents used a family members renovation company to replace windows and doors in a sun room. I knew the trim would be disappointing so I told them to leave it for me. The lazy sob's set the window directly beside the door 3" higher. Bleeping bleep bleep. That looks like crap. Ended up trimming the top of the door with a blanking strip below the door trim so it looks ok. A triangular window was set too close to the ceiling so trim didn't fit and had to be scribed to the ceiling. It took me a day to do. For someone that did it for a living, it should be far faster. With the cost of the whole job, it wouldn't have changed much to include proper trim but I doubt they have anyone that will do it.

EDIT:
Our current house doesn't have perfect trim but I did appreciate that the window trim is built up as a arch over a ledge instead of mitered bottom corners. That's not a bad compromise. Fast to build and looks decent.

Most people don't know the difference between an investment, a speculation and gambling. Even the media.


I've lecture this and many other such erroneous glossary terms in my past life.
Consequently, I'm used to getting a lot of flack for defining the terms to a very precise definition.
Why the flack? Because it doesn't fit some people's narrative.

Stating that a house is a commodity that can be a speculation and are seldomly an investment is heresy to a realtor.
It doesn't fit their narrative.

Here's another example: "Rising prices are the cause of inflation"
This is also totally false but it fits the fractional reserve banking system narrative thus parroted by every Tom, Dick and Harry..

I like thick trim. Thick poplar (especially with an interesting profile) adds up really quickly (if you can even find something that matches your vision and custom millwork really exceeds my budget [and equipment capabilities if I wanted to make it myself]). I have made some custom crown for the old deck to hide tape light but it wasn't architecturally interesting, it just served a function.

In many (Most?) cases the developer won't give them the time or the rate is so low they would starve if they didn't take short cuts. The consumer is partly to blame as well. Want Walmart prices, accept Walmart products.

A VIP at one big developer told me they had customers doing delete options so they could afford their luxury homes. They eliminated six and eight inch baseboards and went with two and a half inch in rooms with ten foot ceilings. Premium flooring was replaced with cardboard. They figured they could upgrade later.

The curse with my place is the builder didn't stack the windows. The master bedroom window is slightly to one side of the garage door below by a half brick. The living room window is a different size than the rec room window just below. Another bedroom the window is a different width and offset from the window below.

The whole neighbourhood should have had an extra block in the foundation wall so the water could better be graded away from the house. Bonus, full eight foot ceilings in the basement.

If prices continue to rise it will get worse.

Crappy workmanship? What do you expect for two million? :(
