well yes. thats a whole other thread . Literally 95% of my social circle are 'second time around" with a couple on third attempt.
When its time to divide the bucket of assets it doesnt always work out quite the same as anyone thought.

No doubt.

Marriages tend to break up due to disagreements on one or more of three things: sex, money and family.
 
Depends.

I know of some marriages (and relationships) where one person is shoveling money into the bucket, but the other one is emptying it out just as fast, or even faster...

Not advocating anyone get married , but two folks shoveling into a bucket has a chance .
I did a just for giggles calc of where I would be with what I earned two decades ago and what houses cost now .

Correction. Marry someone with a STEM degree and/or annual salary >= $70,000.

Wife and I are only going pre approved for $500s... But if she was earning >= my salary we be pre-approved for $800s...

But she is amazing in every other way

800k loan or house? 800k loan is scary.
 
Some big monthly bills on todays mortgages . I would not sleep well , but those guys buying 5m houses , it’s just a number to them . When there is 7 digits on your T4 , you can have a 5m house

Some friends pulled a seven figure mortgage on a family income that's nothing special. As mortgage was <<50% of property value, bank gave them a ridiculous rate (~1%) so they pay less interest than I do. Still scary seeing that liability hanging out there with not much you can do to reduce it.

Anyone with some money looking for a place to live? Friend of a friend selling Fred's fruit market. You have your own ramp off 35/115. E5565887 $1.7M. 17 acres. Decent size house. 1500 sq ft shop. ~2500 sq ft retail which could become another garage. Tax was only $2500.

Wow nice...I'd buy that if I wanted to transport drugs. Easy access to highway, lots of space, win-win.

Seriously, I'd love to buy a business of some sort instead of starting brand new. I still want to...

within my budget but not within my range.
also not to my wife's standards.
 
Don’t get excited if your building a deck or fence , it’s wood but it’s not “lumber” . Pressure treated is bulk manufacturing all winter and stock piling and buying groups will place orders in Nov dec last yr for del this spring . It was very high priced wood. As the piles move into retail it will carry those costs and nobody will be in a hurry to take tbe beating.

It will discount by July/Aug as inventory rotates and people need the material . PT business is a race to the bottom , even in a commodities business . For anyone entertaining Cedar , sell a kidney . It will be nuts this yr.
“Sticks” , 2x4 2x6 spruce will be affordable finally.

The news: The feds are banning foreign buyers from purchasing houses and condos for the next two years. Except for foreign students and those moving here permanently. Some other exemptions.
