2hrs outside the GTA but talk about shop space for cheap (these days considered cheap). On the plus side taxes are only $1200/year since the property is only assessed at $90k lol. Needs hella work but I'm interested

That's awesome. I've been trying to find some cheap vacant land no more than an hour from Mississauga as an alternative to the hassle of building a non-standard workshop in my backyard. I discovered this a couple days ago, but it sold last night for only $150,000 (under asking, to boot). That sounds crazy to me - it's a 30x40 garage/workshop with a huge paved driveway/parking lot on a residential property:

Nothing other than working on the bikes and needing the storage space. My current 20x20 garage is pretty cramped, full of motorcycles, bicycles, and equipment/tools - tire changer, balancer, motorcycle lift, air compressor, tool chests, tire racks, parts washer, the list goes on. It would be nice to park the cars inside for a change, so I'd need a huge shed in the back yard to handle the contents of the existing 10x10 shed along with everything from the garage, plus room to actually move around comfortably. Right now, I have to roll bikes out of the garage and onto the driveway to swap bikes onto the lift. I'd like enough space so that I can move everything around inside, especially in the winter. Plus I'd like space for additional bikes. :) So I'd need 500 sq ft just to cover what I already have, and let's say double it for the elbow room and one or two more motorcycle lifts so I can leave long term projects up while still being able to service my or my friends' bikes. That's about a 25x40 or 20x50, and I know one of my next-door neighbors will have a problem with it just because she can, even though I've got plenty of space. So that's where the idea of having a separate motorcycle shop on cheap property with less building restrictions came from, and that property I posted was perfect. The structure is actually larger than I need if its only for the bikes, but hey, you can't even find vacant land for that price. And the longer term plan is to use it for some type of retirement business if I choose to take early retirement in 3 years.

I had a 1400 SF shop and it was nice to just drop the tools on the floor and lock up when it was time to go home. No one else had access so everything was where I left it when I got back.

Heating costs were minimal as my stuff wasn't usually temperature sensitive and having heated units on either side kept it above freezing. Their loss was my gain. A detached bulding would be different but sectioning would help.
 
At $150k that’s construction cost of the building and the lot gets thrown in . That was a deal if you needed it .
There are a few of those around but usually out in zippydoodaw

Frak. I wish I could get someone to build my addition for $150k. Right now doesn’t seem very likely at all.

You know it's only a matter of time that a 40x40 gets to the same condition - workshops have a tendency to fill themselves when you're not looking.

My buddy was mocking me that my garage is a mess and that I should learn better how to control the amount of 'junk' in my house...I didn't have the heart to remind him that he hires my wife's business to clean his house and he should stfu. LoL.

Also the distance. I know for me, having access to a great space more than an hour away is almost useless to me. Especially when a shop like that presumably doesn't have a washroom so a multi-day visit is a pain. I need the shop/storage within a few minutes. About 10 years ago I looked at something similar in a GTA suburb close to my house. A big two car garage and some brush. Sadly, it was 5 acres and they wanted ~1M. I couldn't afford that then (or now). As an investment, it would probably have been great but cashflow would not have worked.

There is that, I had a sea container dropped at a friends farm out away from anything and put in electricity so I could use welders and anodizing tanks and things I dont want to use in the garage attached to my home. After about trip 10 out there I gave him the keys to park his projects in.

Had it been more than 30 mins away , I wouldnt have considered it at all

Walking is ideal but given that my wife wants to live in a subdivision, space constraints mostly rule that out (I may build an awkward shaped storage building but it wouldn't make a good workshop as it can only be 10' wide outside due to setbacks). A very short drive can work for me. Less than 10 minutes for sure, ideally less than 5. Something that you can swing by to pick up/drop off/work in the evening without it being an ordeal.

There was a property that recently sold near Barrie. Out of my price range but a great deal. Nearby subdivision houses are selling for 1.5+. This property had a house ~8000 sq ft on 25 acres and a 9000 sq ft shop. It sold for 2.8. Previous owner liked bikes.
