any LAWYERS on site? that can give me good advice?

you are wrong, suing lawyers is very common, thats why we have ridiculous professional insurance.

How common is it outside of 'corporate law'?

I've been there / done that over a major (to me) 'family court' matter (to NO avail).
I realize $120K is peanuts to lawyers, hence the LSUC would have nothing to do with the 'incompetent' lawyer complaint I issued.

p.s..............Rich - if you need a competent Real Estate lawyer in the future, PM me. I sold one of my houses in the middle of Feb, with a Feb 29th closing date. Very little time for the lawyer, but it was handled without a hitch, as he usually does.
Also - Keep in mind the lawyers have very little to do with real estate transactions (although they are responsible) their secretary(s) do 99% of the work.

really just let her walk away like nothing happen???? just because i still had my place doesn't mean i didn't loose money.... heat, hydo, 100 long distance calls on my cell, 3 full days off...ect...

afraid so

I don't think the outcome would be worth the fight....she did offer a sum that's not really loose change...so I'd just take it

assuming you're fairly young?

save the good fight for when it's really needed

i guess her first mistake was giving me the keys on march 1, her second was not doing her searches prior to closing, reviling all information about seller, leaving to go away for 1 week knowing the deal wasnt closed ......is piss poor service in my eyes....... do i think $125 a day is FAIR NO

Then ask for more money.

I don't see why you are getting pissy at people simply telling you your realistic options.

Happens all the time in real estate. your insurance goes up buy a few hundred % if you touch real estate in your practice.

House warming party?

I must have missed the posted date.

Take the $1600 for the keg fund.

When I bought my land from a friend, their lawyer refused to act for both parties, and sent me across the street to another one to handle my side of the transaction. I thought that was prudent and normal.

Lawyer fees for these kinda of transactions usally hit a 800 dollar or so ballpark figure, just saying.

When I asked my lawyer if he wanted to represent both the buyer and seller since we were friends he refused and said they are not allowed to. If you need a decent lawyer who can give you an honest opinion and does real estate pm me I will give you his info.

Good luck. You can sue, but in the end, if there is a payout, your new lawyer will win more than you.

Where are you located? A friend of mine is in St. Catharines and does a lot of real estate law. He has also sued other lawyers (is suing one right now) on behalf of a client who screwed up bigtime on the closing of a real estate sale.
