Roofers near Barrie?

Any positive or negative experiences? Any good roofers on GTAM? I had a number in my head which was not cheap and got one quote so far and it was 3x. Cough. It is a complicated roof, about 40 sq of 10/12 so I don't expect cheap but frig me. I was intrigued that they offer better shingles that basically double the warranty coverage for ~2% upcharge. That seems like a no-brainer.
 
A paralegal told me a lot of roofers hire ex-cons because the guys can't get jobs anywhere else. I know a guy that just got out and yup, he's a roofer. Hopefully the work leads to better things for them.

I get the impression that the trades are busy so highballing is to be expected.

I'm not in dire need. I can strip and replace the patch of shingles that are in the worst shape. If someone was straight up with me and said the price this year is X, the price next year is 1/2 X, I would appreciate that.

Once I have a contractor picked, I will put the anonymized numbers up for future reference.

I’ll send you someone I use. Decent guy, no bull and he is very reasonable.

It's good not to be in dire need. I dread calling in contractors because if I get a pitch man with a "sky is falling" approach to a minor problem it doesn't go well.
 
Well, I got a second quote. ~50% of the first price and it's probably going to be the lowest I get based on other people that have used him. Obviously my mental estimate was way off (even though I thought it was pretty conservative). Mad Mike's guy is thinking about a price, a company from Collingwood and maybe one more from Barrie. Then I bend over and choose whether to go with or without lube.

How often do shingle warranties come into play? Obviously some are offering to lessen the tax burden but at the same time that will eliminate the warranty.
 
I think most of the major issues are in the past now I went with IKO shingles even though they had some big issues I liked the made in Canada part

So far no IKO prices. One certainteed landmark (or pro) and one Owens Corning duration.
 
I used iko Cambridge shingles was 10G for a simple roof approx 4000 SF not in Barrie though
I need a similar amount of shingles, annoying details though, the architect needs a punch. I expected to pay a decent amount more than that and am low by a lot.
 
I'm redoing a roof on my kids place, 1000sq' of roof, simple gable style. We're using steel for the longevity, also for the ease if installation (nothing more fun than hauling 35 bundles of shingles up to a second story roof.

I'm surprised the cost of steel was reasonable, $1.17/sq' for panels cut to size. Another $300 for trims and screws. The roof is 26' wide, 9 panels panels, ridge, eave and gable trim, screws caps etc - $1500 for materials and they come precut to length in 43" wide panels. We watched 2 DIY guys install 8 panels on the front of a similar house, they did it in 2 hours, right over the old shingles..

Toboggan issues on this roof if I went for steel. Could maybe be mitigated with holdbacks, but it would need so many it would look ridiculous, drive up the cost and possibly still kill me. Parts of the roof have ~30' slopes at 10/12.

Damned architects.

I'm near barrie (innisfil) and had a funny experience with a roofing company a few yrs ago.

I was asleep when I heard a lot of banging noises around 7am. I look outside and there's guys walking around in my yard. I go outside and see some of them are on my roof. I'm like, who are you people, what are you doing? Turns out they are roofers and got the address wrong, they were supposed to do my neighbor's roof. They apologize and start to leave. I ask them whether they did anything to my house and they say, no we were just starting to get set up. I ask them what the banging noise was and they said nothing. I insist I heard all kinds of hammering on my house but they insist they never did that. I take my ladder out and inspect my roof and can't find anything, all shingles and gutters look good, so I'm still not sure what they could have done.

Maybe pre-emptive roof survey with a stick to look for soft sheets so they don't fall through.
 
Well down to crunch time. Two best options are a small local company with owners on the roof installing Certainteed Landmark (or possibly pro depending on price bump) with standard warranty (~10 year non-prorated) or a big Mississauga company installing BP Mystique with a 50 year non-prorated warranty for a few thousand more. BP probably won't last as well but if they stand behind the warranty, that will mean a free roof or two. Any last minute input from the hoard?

For the same scope of work (although some had different warranties), quotes (all-in) ranged from 17K to 39K.
 
All I can say is ...wow. Don't think I know anyone with a 17K asphalt roof. Did you leave the Rover and Bently in the driveway when they quoted you?

Hell no. I was shocked at the prices. Your guy was very friendly and provided advice but didn't provide a quote as it pretty far for him. He figured he would be ~20. This is a subdivision house. A nice subdivision house, but not remotely a mansion. When I got the ones close to 40K I almost crapped myself. The guy across the street got 50 squares of fancy steel tile installed for 40K a few years ago.

Also the architect needs to spend some time on the tools so they make a friendlier design. 28 planes at 10/12 (not including eyebrows, gable returns, small planes to solve intersections etc).

I did mine in Etobicoke last year, quotes ranged from 6K to over 20K, I suspect the 6K guys were using counterfeit shingles and of course no insurance. I ended up paying ~11K plus taxes. Last year was bad as the roofers were all fat from the big storms that hit in the spring of 2019.

I calculated and priced all materials down to the exact number of nails needed, $2300 at home depot prices....crazy.

My guy is a small operator that does very good work. I know he's busy and crew are hard to find right now. I think that's a problem with a lot of trades right now. I've seen a few of his quotes, he's usually around $2.80/sq' for strip and install + material and disposal.

I have a bathroom to do right now, quotes were in the 12K range a year ago when I first thought of doing it - latest quotes I have start at $30. To me those are prices getting quoted by busy contractors -- desperate and uninformed customers sometimes just pay the price, and that's the price for jumping the queue.
