how many's day notice is enough to evict an excellent tennet.
everyone will know the real world answer, 30 days bust lets be real. If someone just asked you to pick up your lifestimes possestions
and pack up and find a nice place to move in 30 days, an entire house, 3 bedroom, even 60 days... 90's....


what do you consider reasonable... ?

as a property owner, wouldnt you make to make it as painless as possible ?
 
I always thought it was 60 days....even then, having been in that situation, it wasn't enough time
 
not an expert, and I am sure they will be coming from the woodwork soon.... Lot's of info out there. I believe it is 60, but also pending reasons. You cannot evict people because you want a different tenant... if you are doing reno's to re-rent, current tenant may have 1st right of refusal... Many things to consider, but ultimately the tenant is typically in the position of power.... The real experts will have a lot more info that is much more valuable then what I know
 
I think it is 60 days. My dad is selling his condo and told the renter that he will give 60 days notice when he sells etc...

that indicates a minimum of 60 days by the tenant if the rent is paid monthly and/or there's a lease agreement, I suspect that it's the same if the landlord wishes to end the agreement and it's not due to noise/unpaid rent

you didnt give an answer.. whats a reasonable amount of time ? just becasue XX number is the minimum doesnt mean thats what someone deserves.
 
If the tenant is "excellent" then perhaps have a discussion with them so that they are aware of your plans and come to an agreement on how to proceed. Legally you'll have to go through the motions as required but this might open up some flexibility on either their part or yours.

as for reasonable, it depends... but i'd say 60-90 days depending on circumstances

 
60 days is the legal end, some landlords will throw 30 days on the notice to see if you'll leave. Often a repaint and cosmetics are required. The idea of "excellent tenant" depends on whether your the landlord or the tenant.........
 
"reasonable" is a very tricky term….an excellent tenant may be reasonable…until you tell them they need to leave, and then all best are off and they can make your life a living hell.

I believe the 60 days should be more than enough notice for most people. However, you can't just tell them you're gone for the sake of replacing them with a higher paying tenant (seen it happen many times). You need good reason to do so…selling home…landlord moving in….landlord's parents/kids moving in…etc.
