Auto/MC shop owners - A question for a friend

Hey folks. Just a question for all the garage/shop/or any commercial space owners/tenants.

My friend (which was a coworker) started his own garage. But he has no place to live, so he decides to live in the shop instead of renting an separate apartment. My friend is single and lives by himself. While he owns the business, he rents the space. Would this be legal? Are there by laws against it?
Just need you insights.

yes, illegal, the space he is using is marked for commercial and not residential use.
 
Having said that, if nobody rats him out to the City, it's unlikely they would ever find out.
